When did you put house on market?
Hi all
reading threads re house sales and current probs that people are having to get through to get going to Oz.....
at what stage of the visa process did you all/will put house on market, out of interest as we are wait to hear for meds etc next, prob Nov/Dec time.

Since we may need the $100,000 bond money we put it on quite early, also to avoid any pricing slump that may or may not be imminent. We are expecting (fingers crossed) to exchange contracts very soon and complete early September hopefully. The shippers are booked for first week in September and we are storing the majority of our stuff until we get the visa. We're 3 months into the application, have done our meds but not requested by ASPC yet.
If it's time for a change, it's time for a change. Hopefully the visa will come through OK but if not, we'll just have to come up with a Plan B.

We didn't put our on the market until we were sure that we were going to get the visas, but with hindsite, wished that we had put it on sooner as we are still here messing about waiting for the sale.
We got the visas in May.

We waited until we had the visa in our hands before putting our place on the market, I never count my chickens before they've hatched! We managed to get a buyer after about 6 weeks and they have just signed a sales contract and we complete first week of November (our choice), tickets are booked for Nov 12. We are waiting for a second property deal to happen so we can take more money so we are hanging on for that.

We put our house on the market after the meds were submitted to DIMIA. It took 23 viewings to get 1 offer and we reduced our price from £279,000 to £255,000 to sell.
We have a gentleman's agreement with the buyer to agree contract exchange date when visas are granted which should be inthe next 6 weeks.
I have 3 months notice to observe on my job contract, so i belive the sensible trigger for arranging tickets, looking for rental property, job hunting over there, getting a TFN, resigning over here, signing off uk tax status, is once Australia House have stamped our passports.
Any other way is risky, and you can't put your family at risk.

Well weve done the opposite to everyone else... we took eight months to find a buyer, had loads of aggro then WE pulled out of the sale the day we were exchanging (much to our buyers annoyance!!!!)
We just found the price to rent was above robbery, and as we have only just submitted our application thought we were getting far too exited and getting life out of perspective.... so when and if we get accepted we will sell and move to Aus without renting in between, and if it wont sell straight away we will just go and validate our visa then return....but we figger we must have nearly two years from now to validate as our application has only just gone in, and we may as well pay two years off our mortgage as renting is dead money. And also we dont need the house money for our application or to move there for that matter...
So we are happy to stay put.. and put Oz to the back of our minds...there are no guarantees.
