We're currently looking for a rental in Melbourne and although we haven't found somewhere yet (will be signing up in a couple of weeks) the following has worked for us so far:
This avoids a lot of the buggering around with open inspections and is slightly less work for the agent (i.e. not having to filter thorugh a crap load of applications).

- Put together a list of things you want in a rental property including negotiable and non-negotiable requirements
- Pick an area that you want to move to and find 2 or 3 rental agents with lots of property in that area
- Call the agents and speak to somebody who will take your list of requirements and match them up against a shortlist
- Send your requirements to the agent and in your covering letter/e-mail give them a bit of background to you and why you'd make a good tenant (small family, earning loads of money, happy to pay x months of rent up front etc.)
- Setup a time to go see the shortlisted properties with the agent and handover cash
