What do you need to know before selling a house in Qld.
Okay here is the problem. I need to sell my late mothers house in Qld and have absolutely no idea of the procedure involved in actually selling (never had to do it before) - wanted to get a few tips so I can be up to speed when I talk to them.
a) what paperwork and documents do I need as Executor/Beneficiary?
b) what paperwork that the real estate agent will have for me to sign?
c) how much commission is normal?
d) anything else I may not have thought of?
Already had a couple of agents through and got a rough appraisal of the amount.
Any advice will be appreciated.

d) give the agent specific instructions that they are not to reveal to potential buyers its a deceased estate sale.
potential buyers need to make any offer attractive to the seller. There's less incentive for them to do that when they know the sale is a deceased estate (i.e. it has to be sold).
you might want to consider hiring furniture (or leaving some there until after the sale) to help with this too.
Sorry - I know that all seems quite clinical when its your mum's house we're talking about!

I found that in Qld every agent basically charges the same commission...which happens to be the maximum allowable by law...it was something like 5% of the first x dollars then 2.5% of the remainder. That's unless you go for one of those halfapercent type places.

Yep 5% of first $18,000 then 2.5% of the balance + gst
Title needs to be transferred into your name, see your solicitor.
If you had power of attorney whilst she was alive, that ceased when she sadly passed away.
Would be happy to list the home for you, or indeed recommend an agent more locally.
Just to add: Whoever you list with, DO NOT list as deceased estate. Perhaps word it as , owner needs to release this asset. That way you wont get total wan***s thinking they can grab a bargain, and putting forward stupid offers.

I do remember walking into the Cecil ALONE and ordering a beer - the blokes looked terrified, obviously not used to wimmin drinking in pubs unescorted
