they basically have a 48 hr clause so if someone offers more we have a chance to do something but basically nothing we can do so pray that doesnt happen or we're screwed... but we wont move unless we can have this house, although I will be gutted...

Perhaps its best.. to do it the way you are, albeit, locking them in would be worth trying, subject to normal stuff, and you wouldnt be obligated if it was subject to finance, as you have a house to sell, so no house sale, no house sale.

We are into 3rd month of negotiations with land we are buying, and its driving me MAD !

wow a 48 hr clause. Tell them its a buyer market and to fook off with the 48 hrs clause. Only means that you have to go unconditional within the 48 hours if there is another offer.
