VCAT - Renting/Owner Selling
Hi All,
While we are already renting home in Melbourne,Victoria.
The owner of the property want to sell the property.We moved in about 5 months ago and
still have 12 months more lease.
In order to get the best price for the home owner want some repairs or paint work to be done.
At the moment I cannot afford to do any financial contribution as he obviously want to
save his bucks.
My question at the moment is can the owner ask us/pressurize us to do the repairs ASAP or we can conduct the necessary repairs anytime during our lease (as our financial situation changes/convineance) or at the end of the lease?
Please comment and suggest??

Does your lease (with the letting agent) state that you must contribute to repairing his property if you DIDN'T damage it ? It sounds like he wants you to contribute to general painting etc so the house looks good when he comes to sell it. Personally I'd be telling them where to go (albeit politely ) . If you've not caused any damage in any way then they should (in my opinion) not be asking you to contribute.
What has your letting agent said about this or it is a private let ?
Sure they can have the repairs carried out whilst you are renting the property providing they give you enough notice that the work is going to be carried out an it does not impact too much on your enjoyment of the property.
If I were you I'd talk to the agent that you let the property through.

Totyally agree with filcomm. Surely they cant do this if you have caused no damage!!! THE CHEEK!!!!!!

Well if it was something that you were going to do anyway ie. when leaving the property or just general decorating then I suppose he could ask you to just tidy things up as what it was like when you moved in.

Right so you can still stay there. I think putting it back to how it was when you moved in is fair enough but no more than that its his house!!

if you haven't damaged anything you don't have to pay a cent.If he wants to improve the house that's fine but it should be done at your convenience and at no cost to you.

Ithink if theres things that you have done eg. scratched paintwork or wall then I would do that but anything else then no
