Using a solicitor for the house build
 

Hi all.

Just a quickie.

We've just completed on our land purchase and our house build is now at the preliminary contract stage.

My question is, should we also use a solicitor for the house build process or is it common here only to use a solicitor for the land purchase?

We've not had any advice to use a solicitor for the house build whereas we were strongly urged to obtain a solicitor for the land purchase?

No, you do not need a solicitor for a house build. (In my experience, they know bugger all about building houses anyway!!) What you do need is a very good builder, one who will answer all your questions, keep an eye on his tradesmen and keep it all moving along nicely. The local authorites, by way of a Building Inspector, are responsible for checking out various aspects of the building process, such as foundations, electricals, etc.

The local council (or private certifier) building inspector will look at the layout of the sewer pipes, footing & slab reinforcement, wall & roof framing and the final plumbing fit off.

The sparky is responsible for the electrical.

This is only a compliance inspection and NOT a quality control inspection.

A GOOD builder? Yes there are a few .......
