Question As a UK resident waiting to migrate..what can you buy in the way of a Aus property

We have several friends and rellies currently migrating, several of them are unsure as to what they can actually buy at the moment. Two couples are coming over on retirement visas (not granted as yet) and another couple are coming over on a skilled 136 visa (already granted, waiting to be validated on a forthcoming visit) They basically want to know what the rules are as to what types of property they could buy now, as some of them are keen to climb on, sonner rather than later.

136 holders can buy anything. Anyone not in possession of a permenant visa can buy a home (not to rent out) but has to gain FIRB approval first.

Are they seriously thinking about buying before they have a chance to spend some time "on the ground"?

All three families who are migrating have been here probably 15 times between them (3 month stays at a time) so they know where they want to live, and know what they are looking for. Thanks for the replies everyone.
