traffic North manly to Terrey hills
Hi everyone
I just saw a nice house for sale in North Manly.
We still live in the netherlands but my work place is gonna be in Terrey hills and I was wandering how the traffic will be from North manly to terrey hills?
I saw on google earth that the distance between these places is 16k with an estimate time of 32 min.
Does 32 min sounds fair?

Is there a particular reason why you want to live in North Manly? If you are working in Terry Hills then you have the opportunity to live further out (and therefore less traffic problems). Maybe take a look at Newport or somewhere around there.
If you were living in North Manly but working in Terry Hills you would be travelling against the morning traffic so the journey might not be too bad - but generally speaking traffic after 7:00 am is very heavy.

From North Manly to Terrey Hills you would have to take some seriously busy roads. The stretch of Warringah Road that you would have to take between Allabamie Road and Forest Way is often at a standstill at peak times. If you are looking for beaches you would be better off heading to Mona Vale - it's only ten minutes or so then into Terrey Hills. If you're not bothered about being right by the beach any of the suburbs surrounding Forest Way (French's Forest, Davidson, Belrose etc.) would give you a nice short drive to work as at that point you would be going against the traffic.
We live in St. Ives and our kids go to school in Terrey Hills (a 10 minute drive in the morning if they're not getting the bus) but we're looking to move which is why I'm a bit of an expert on "how long does it take to get to Terrey Hills" at the moment

we live in Terrey Hills and really enjoy it. We lived in Frenchs forest prior to that, and enjoyed that too.
There are a range of schools in Terrey hills itself. The public school is for
years Kindy to Year 6, and our younger son goes there and loves it.
There are also a private Japanese school, the Northern Beaches Christian School, and an new German International school due to complete sometime this year - all have pretty good reviews. There is an absolutely superb Kindergarten that my daughter (aged 4) goes to 3 days a week. I cannot rate it highly enough. The staff there are some of the best we have come across.
Coming from North Manly wont be too bad until you hit the Warringah Road.
If you take the conventional route, it will be a bit stop start, but you can carry on the Wakehurst Parkway, and then bear left up Oxford Falls Road or up via Elanora which would keep you moving. Of course, it all depends on what time of day you are travelling.
Mona Vale beach is the closest to Terrey Hills, and would only take around 10- 15 minutes to drive.
Where are you going to be working?
Are you going to be renting or buying ?

Here in the netherlands I have my own reed thatching company www.rietdekkerbron.nl so working for gazebodirect is a job wich suits my skills in a kind of way.
The owners of gazebodirect live in Elanora heights.
The first year we think about renting a house somewhere in Terrey hills or Terrey hills area (Frenchs forest up to Newport)
We would like to live not to far from the beaches and with a good comute to Terrey Hills up to 30 minutes.
Nice to hear the schools are ok in Terrey Hills.
For our kids it will be a big change because they speak only dutch at the moment ,however they both can count to ten already in englisch so thats a start.

For rental prices you can look at www.realestate.com.au
There are actually two real estate offices in Terrey Hills, Ray White and L.J Hooker.
We bought our house through L.J. Hooker office and they were really helpful. The other thing I like about Terrey hills, is that it is that it has all the essential things close to hand.
There is a mini mart, chemist, doctors, dentist, garage, post office, butchers, bakers as well as a variety of other little businesses.
It also has a fine swim school, tennis club, Rugby club, Soccer etc
so we dont have to go far for anything if we dont want to.

Our kids are at NBCS (Northern Beaches Christian School) which is a really fantastic school and I would recommend it highly. They are also very used to kids coming from overseas. It's getting increasingly popular though, particularly in the younger years, so you would probably be looking at waiting lists. My 5 year old is at the pre-school this year, and will be starting kindy next year.
There is also an alternative school, Kinma, in Terrey Hills and a Steiner school (Kamaroi) which is supposed to be lovely in Belrose if you're looking outside the state system (though as has already been said Terrey Hills public primary has a very good reputation - friends send their kids there and are really pleased with it).
What kind of visa are you on? If you're on a 457 I presume you're aware that you will have to pay for State schooling so private may not be much different.

good to hear there are so many facilities in Terrey hills as we have never visited Terrey Hills before and did not know what to expect when we arrive over there.
Right now gazebodirect is busy building a new display wich is located at www.imperialgardens.com.au
Maybe you know where it is and you may even have visited it once as there are more businesses located over there.

I'd like to live in Terrey Hills itself, OH isn't totally convinced as he works in the CBD. Lots of people drive to work here but he doesn't fancy it so it would be a long bus journey for him. Still working on it though There isn't much rental property in Terrey Hills unless you have a very big budget, but things do come up from time to time (there was a nice 3 bed house with a lovely garden and pool just around the corner from your work renting for $750 a week a while back). There is a bit of shortage of rental property in general at the moment, so you would probably find it easier to find something around French's Forest and surrounding suburbs.

We hope to receive our skilled independent subclass 136 as Roof Slater and Tyler somewhere in April.
I quess there won't be any problem with schooling or anything else with this kind of visa?
That 3 bedroom house with garden and pool sounds very good and would have suit us perfect ( also because I promised our kids a pool )
We look for a rental (the first year) up to 750 and if there would be no properties available in Terrey Hills than suburbs like frenchs forest up to newport would all be fine I quess as long as they have a good comute to Terrey Hills.
After the first year we would like buy a house in Terrey hills or somewhere in the surrounding suburbs.
