Timber 'Queenslander' Vs Brick/ Highset or Lowset?

Default Timber 'Queenslander' Vs Brick/ Highset or Lowset?

Hi Folks,

Have been looking at realestate.com.au pretty extensively over the past few months and it appears there are so many different types of house in Oz. Many I've never seen or heard of!

Can anyone give me the lowdown on how these differ? For example, a typical timber built Queenslander is geneally cheaper than the equivalent sized brick house. Just how bad are Queenslanders anyway? We quite liek the traditional timber look and feel.

Also, what are the main differences with a high set and low set (apart from the obvious one...thankyou)

All advice greatly recieved.....

A high set may, or may not, have sufficient headroom for legal accommodation downstairs.

A lot of people love the traditional Queenslanders, but many non-QLD'ers don't

Not true about the price in Brisbane anyway, generally a Qlder will be more expensive than a brick/tile home of the same size & condition. Thats because there arent as many of them but lots of people like them & they are very popular - supply & demand.

We personally love Qlders, we think new brick homes are soul-less, depressing & have no interesting features or character to them.

Generally when looking at real estate in Qld a "Qlder" is different to a "highset" (although a qlder may be sometimes described as a highset Qlder, just to confuse you ). A Qlder generally means a specific style of home ie wooden, built in the late part of the 1800s or early 1900s (or a replica), with gabled roof & usually verandahs (that may or may not have been built in), with a certain type of floor plans (hard to describe, but usually running front to back). A highset is usually a newer style of house (ie usually 1950s onwards) in either brick or wood, very often with a different floor plan (side to side).

The downsides are that there is slightly more maintenance with a Qlder because you will have to paint the exterior approximately every 8-10 years. Apart from the painting & regular pest inspections to prevent termites theres not much difference in maintenance, advantage of no broken tiles if we ever have a bad hail storm . (BTW, dont be fooled into thinking that brick houses dont get termite damage, more brick houses have been eaten away by termites than qlders ever have, because people think that their precious brick house is somehow "safe" .) They do tend to be colder in winter than brick houses, but conversely are often cooler in summer as well, partly because of losing heat, but also because of the layout.

Not sure what else you want to know, there was a thread just a couple of days back about Qlders that I posted some info in, I'll see if I can find it & post it for you to have a look at. If you want to know anything else, just yell .
