Just up the rent $5 a week. The tenant always pays in the end.

1: It allows tenants to make minor alterations to a property at their own expense.
Next time the tap washers need changing, they can do it themselves instead of the agents getting a plumber in at $100 charge.

2: The bill allows tenants to break a fixed-term lease with 14 days' notice provided they pay a ''break fee'' of up to six weeks' rent
No more long leases for tenants. They will all soon be on month to month agreements, allowing landlords equality in ending the lease early.

3: The bill also reduces the time taken for landlords to get a hearing in the Consumer, Trader and Tenancy Tribunal.
That means they can kick the tenants out faster.

This is only in NSW.
