Hi, my home in the UK has been rented out for three years. The agent has told me they are about to evict the tenants. They have also said they want the place tidied up before letting again. It’s a big old Victorian place, so I think tiding it up will cost a pretty penny. Anybody have any idea the percentage I would be able to claim back in my Oz tax return from the cost of decorating?

I don't know how it all works with us expats, etc - but if you were a UK tax payer, you could claim this under capital allowances. See this article that was published in the Daily Mail not that long ago:

You would be able to claim 100% of repairs but be careful to distinguish between repairs, improvements and the purchase of new assets. I attach a link to an ATO page that should help explain.
