Question Stamp duty on building your own

Hi all,

Does anyone know what Stamp duty is payable if you build yourself.
(particulary in Melbourne)
Is it calculated on the land or build or both?

For example.

Plot cost: $150000
Build cost £350000

Total cost : $450000

Much appreciated

Thought the idea of having an accountant was to make initial 500K costs drop to 450K

Can you lend me $450000, I'll need $150000 up front then $350000 after that and I'll pay you back in full the day after plus $5000 bonus.
