Try this calculator...

http://www.hsbc.com.au/utility/calcu...tamp_duty.html

Looks like you would pay $11330 in South Australia on a $300k property

Cheers

Yep - get the same answer here.

http://www.revenuesa.sa.gov.au/calcu...onveycalc.html

This is the Revenue SA website. If you've never owned a house ANYWHERE in the world you'll also qualify for the stamp duty rebate IN ADDITION to the $7000 first home owners grant.

Hola!!

What's the story then if you've owned a house in the UK, sold it , then bought a house for the first time in oz. Bearing in mind we'd hopefully have permanent residency by then!

All states vary - but for SA the rule I was told when I spoke to them was if you've EVER owned a house (even if you don't now) then you don't qualify for the stamp duty rebate.

This site is quite useful. There's a link at the bottom for each state.

Hey

I don't know if each state is the same but in Victoria an option is to buy a block of land........... then find a developer you like to put a houseon it for you ? From what i understand you only pay stamp duty on the land in that instance whereas if you buy a pre existing property you pay stamp duty on house and land.

just to clarify, after reading the SA link,( and the NSW one)
you also qualify for the grant, if you've owned a home anywhere in the world,as the rule of previous ownership, in the FHOG context, applies to homes within Australia.

Hi

Here in NSW, as a previous home owner in UK only, we got the FHOG and did not have to pay any stamp duty (there is an upper limit on the value of the property for the stamp duty exemption ie if the value of the property is above a certain figure the stamp duty exemption reduces on a sliding scale).

Have not read the SA qualifications but I understand the principles are much the same.

Hope that helps

Hello Rog

We certainly hope that we have picked the right house here - Ive also seen how much stamp duty there would be to pay if we do a second move :scared:

Hot & cold shivers! We are sure we have the right lot - it's now going to be a fight with the architect, I suspect! Still, we can get going taking down a few trees and drilling the bore, etc. Watch this space......

Jen is right about buying a block of land and only paying the stamp duty on the land. You do not pay any on the house.

But then again you have to pay rent while your house is being built so I suppose it kind of balances out.
