What's the story then if you've owned a house in the UK, sold it , then bought a house for the first time in oz. Bearing in mind we'd hopefully have permanent residency by then!

I don't know if each state is the same but in Victoria an option is to buy a block of land........... then find a developer you like to put a houseon it for you ? From what i understand you only pay stamp duty on the land in that instance whereas if you buy a pre existing property you pay stamp duty on house and land.

just to clarify, after reading the SA link,( and the NSW one)
you also qualify for the grant, if you've owned a home anywhere in the world,as the rule of previous ownership, in the FHOG context, applies to homes within Australia.

Here in NSW, as a previous home owner in UK only, we got the FHOG and did not have to pay any stamp duty (there is an upper limit on the value of the property for the stamp duty exemption ie if the value of the property is above a certain figure the stamp duty exemption reduces on a sliding scale).
Have not read the SA qualifications but I understand the principles are much the same.

Having just today picked up the bank cheque for the stamp duty on the lot I'm buying Monday I don't want to be reminded about it! Pshaw!

Jen is right about buying a block of land and only paying the stamp duty on the land. You do not pay any on the house.
