Default Sponsored visa

Hi,

We have just started the process for TRA independant visa but in the meantime a construction company have offered to sponser my husband in Perth. Can we still apply for the TRA independant and when my husband hopefully gets it could he leave the company and then work for himself as ideally that is what my husband wants to do. Has any one been in the same position gone out on sponsered visa and then got the independant visa?
If we went out on the sponsered visa does that mean we have to pay for our healthcare, schooling and does that mean we cant get a mortgage out there as we would need a mortgage eventually but have about 20 to 30% deposit to put down.
Do you still have to have the same medicals for the sponsered visa etc.
We donot know what to do to wait for the Independant visa or go out on the sponsered visa. Any info would be greatly appreciated
