Sorry but ANOTHER question about renting!

Default Sorry but ANOTHER question about renting!

Having read and joined various posts relating to renting, it appears that on the whole supply doesnt meet demand, and it seems a bit of a battle ground to be "chosen" as a tenant.

Just been having a general look thru realestate.com, and im surprised about the number of properties that appear to be available?. For example , i did a search on Baldivis, 4+ Bed between £350-£450 a week and it came back with 43 properties! Did seach on Secret harbour 3+bed £300-£450 and got 27 properties.

Is this not enough to meet demand or they likely to be in "undesirable" areas? Or is NOR more sought after than SOR?

Just intrigued more than anything

I don't know about those areas, but there are a lot of bad properties, scruffy poorly maintained. The good ones will get snapped up, that is why it is competitive. But most people find somewhere within a few weeks, you will too so don't worry too much.

Baldivis is quite a newish developement and it's still expanding although you may find that the summer heat just a bit warm as it doesn't get the freemantle doctor as much compared to Rockingham. You'll be glad of the wind when it really heats up.

Secret harbour has been going for some time so there's not so much of potential developement although it is a nice area.

Try looking at other areas too, like Rockingham, Port Kennedy, Waikiki, Harrington Waters, Warnbro. You will eventually find somewhere that you like but just make sure that you have a 6 month lease at least.

Try offering 6 months in advance which always helps.

Baldivis is growing at an alarming rate, many people bought house and land packages there specifically in order to rent out. Nothing wrong with Baldivis or Secret Harbour both perfectly nice areas. Bare in mind though about where in Baldivis you are renting if you have kids - you could be a long way from a bus stop resulting in you playing taxi driver a lot.

In a free market the price (in this case, rental rates) settles at a point where there is a balance between supply and demand.

There is plenty of supply, quality supply is another question. A lot of the complaining comes from having unrealistic expectations. Be they regarding bang for your buck or be they with regard to having to put in a bit of effort. I think if you go to regional areas there might be a physical mismatch between supply and demand but not in the places where most people want to live.

The supply versus demand equation is a bit of a red herring. Many people, including some on this forum have a vested interest in maintaining the myth there's an undersupply of rentals. My experience is this is basically bullshit, and is likely to become even more so with Perth prices continuing to fall. As others have said, in a free market the rental price will usually mean there's a good balance between supply and demand. If your happy to pay the asking price and don't have unrealistic expectations, there's no reason why you will not find a rental relatively easily.
