Should we book a date now? Help!!!
Hi all
We have deciced to have pickfords do our removal for us; our house is sold subject to contract; we want to go at the end of October. How do I coordinate this? We can't book a date with Pickfords until we have a completion date on the house, but when will we get a completion date? We've never sold a house before, so do we get the date near the end of the process? Also, if we book a date with Pickfords what happens if the house sale falls through? Also, what happens if Pickfords can't get to us before the completion date, can we alter the completion date? On top of this we can't book our flights as we have no date; can we get open tickets that allow us to fly out any time? Hi guys
Standard terms & conditions for most of the shippers seem to be 30% upwards as a penalty for cancellation. This was also going to apply if you moved the packing date but we negotiated this down to a £250 flat fee for possible date changes. We have booked the packing date even though we have no definite completion date yet - but there was very little availability at the time we were looking at, so we wanted to get it in the diary. Our stuff is going into storage on 4th September and our completion date has since been moved back to around 15th September. Not ideal, but it's cheaper for us to have 2 weeks extra storage than it is to move the dates. My advice if they have availability is don't book until you know your completion date, I believe this is normally agreed when you exchange contracts. Best of luck |

with doree bonner, you can pay £100 upfront for insurance just in case you needed to cancel at short notice.

Hi Gary & Sandie
you should be able to sort out a completion date now! Just speak to your estate agent and ask them to negotiate a date to aim for with your buyers. If you are selling privately, speak to your buyers direct. Alternatively, your solicitor can agree a date with your buyers' solicitor. I normally go for the last one which seems to make it more 'official' sounding with the impending buyers! Hopefully you haven't a long chain of buyers behind you to make it more complicated. Between exchange and completion - most solicitors like to have a 2 week gap, but this is not absolutely necessary - I have exchanged and completed on the same day on a number of properties when the exchange has been delayed; so that I still achieve the original completion date. Hope this helps. :PARTY: Thanks for the reply. Our buyer is not in a chain, he's 'buying to let', so that is not a problem. We can't leave for Oz until the second half of October so we would be looking to complete about that time, our buyer is not in a rush either. Therefore I suppose our solicitors could come up with a completion date for that time, although we still haven't had a surveyor round yet so I don't know if that would stop a completion date being set. Hi again,
it looks like you are in a good position with your sale! If your buyer is going to rent out the property, he must have bought properties before and have funds in place - must also know what he's doing regarding finance and the right places to buy! I would not worry too much about the survey - let me know if there are any problems, I'll try to advise your next move. The best thing for you to do is - try to take the upper hand now. Work out the date which YOU would prefer to complete the sale on, then tell your solicitor on Monday your preferred date. You will then have a date to work with once it is agreed, also you need this as you said your buyer does not seem to be in a rush and could, therefore drag the purchase on forever. :PARTY: : |
