Holiday lets are going to get V expensive with the time of year thats coming up, school hols etc. take a 6 month normal lease, when you want to leave, you just pay for the ads to have someone take over lease, you do pay the rent tho till the new tenant moves in so make sure its a good one!

Not such a great idea in Sydney. There is such a huge glut of apartments on the market right now that landlords are doing anything and everything to get people to lease them, so i would magine if you wanted to break the lease you could end up paying two lots of rent for quite sometime.
I did see some short term holiday apartments in and around the CBD a while back for $500 per week but i think they were only 1 bedroom

Thats good then.

Armed with that info, get in there and find a landlord who will do a 3 month lease, if someones got a empty unit they will welcome 3 months cash, especially if you offer it upront. There is no law to stop a lease being 3 months here weve done it

Have you looked at this one Tara?

http://www.domain.com.au/Public/Prop...x?adid=3866632

Maybe a bit small and on the main road though. But a handy spot.
Aren't the local agents being any help? There do seem to be a lot of places not letting and possibly not too many folk will want to move just before Xmas - surely there's a deal to be done?
I believe some apartment blocks have restrictions on the minimum length of a tenancy (so they don't become like hotels and disturb other owners in the block with constant comings and goings). But other than that it's all up for negotiation. Including the rent.
And I guess you don't have to say that you'll definitely only be there for 3 months - just that you cannot commit to more than 3 months at this point but it could well be longer.
Hope you find something suitable soon.
