Also Chermside into the CBD in rush hour can still be another 20 to 30 minutes.

And all you need is a crash on the Gateway - took us 45 minutes to do that run one day cos of the extra traffic. Brisbane is not as well set up as some Uk towns are for alternative routes.

It does look as though there is only 1 way and that's the FWY/HWY and if you ain't on that then you're driving through the suburbs when you look on the "where is" maps.
Different place I know but when we were trying to cross Melbourne @ rush hour without going on the FWY it was a nightmare.
When I get there I'll be travelling by superbike and squeezing between the stationary lanes on the FWY !
There's a comment that'll have you all wringing your hands !
Andy.

Just 3 years ago houses in parts of Brisbane were less than half what there are today so how can we predict 2 or 3 years ahead?

14.10.04
Left the house at Victoria Point at 7.45am, parked in Myer centre Elizabeth Street at 8.29am, and was walking in Queen Street by 8.35am. (44 minutes driving)
Left Elizabeth Street at 6.20pm and arrived home at 7.05pm (45 minutes driving)
18.10.04
I left at 6.45am and arrived at The Mater Hospital at 7.35. That's just a couple of minutes this side of Southbank.
Someone else round here recently quoted:
"left the house at 6.30 and got to city near Central Station at 7.20"
Property closer to the City is generally morer expensive, although there are some cheaper properties in the more built up areas near Capalaba, Alexander Hills etc. Closer to the city, but less desirable areas etc.
Real Estate Link Alex Hills/Capalaba
This one is listed on that link
QUARTER ACRE, GRANNY FLAT, ONLY 18MTHS OLD!
$405,000 Capalaba
5 Beds, 3 bathrooms, double garage. The block is over 1000 sq.metres which backs onto koala reserve and situated in a quiet cul de sac where you are assured of privacy and peace.
but no pool but it should have room for one though

They've been advertiseing acerage sites in Pullenvale on TV recently for less than $200,000 with town water but no house. Don't know what the area is like but it's west of Brisbane towards Ipswich and thats got to be less than 1 hours drive even in rush hour.

As far as the increase in the price of houses in Brisbane over the last 3 years is concerned, my house value has risen from 58k to 250k in the 6/7 years since we bought the house.

Bit of a daft question but i dont think anyone has mentioned it in this thread, but - any ideas on how much it would cost to get a house built, obviously it would depend upon size, fixtures etc - but say a medium to large 4 bed, any ideas?
Cheers

AV Jennings is one of the larger building companies with a number of house designs to choose from. I think a medium to large 4 bed would probably cost you $200-300k, depending on how much you're willing to spend. Single storey homes costs less than double storey. The prices listed are usually not what you'll pay as there will always be extra for work on the land and better than standard quality materials, etc.

Re: Semi-rural Brisbane / Qld ?
We thought about having a house built but the problem with that is that you have to pay rent where you are living and also pay the mortgage on the new place that's being built from the moment you sign for the land.
Unless you can pay cash and don't have a mortgage
but even then you have to pay rent for months while your new house is being built.
