Smile Selling House in UK

Hi all,

Haven't been on here for ages.

Have finally decided after being here 3 and a half years that its now time to sell the house. We currently rent it out.
We love it here in Aus and love where we are and would love to buy a house here before the house prices go up anymore but we cannot afford to buy a house here as well as keep our UK house.

The original plan was to rent out our UK house so if it didn't work out here in aus we could go back or if everything worked out really well here we could rent it long term but unfortunately we wont be able to afford to do this.

Has anyone else been in this situation and what is involved with selling a property overseas, costs involved or the best website /person to speak to who will be able to help with these things?

Any advice would be greatly appreciated,

Hi

We have just sold our house in the UK (we have lived in Australia before and my wife is an Aussie so less risk for us, happy to sell now).

I can't comment on what it is like to sell a house from the other side of the world but I can comment on what it is like to sell in the UK at the moment.

We put our house on the market in early April this year. We had one viewing between April and early June and no offer. We dropped the price a little in mid June and got 3 viewings in quick succession and 2 offers!

The Estate Agents though we were mad turning down the first offer, they advised it was a good price. A week later we received another offer for significantly more money. The Estate Agents advised to bite their hands off, and we did!

Was a VERY stressful time whilst we were waiting to exchange though, especially when a house that was exactly the same as ours and on the same street went on the market for a starting value lower than the price we had accepted on our house!!! But the buyer seemed to love our house and we managed to exchange in late August

The UK housing market went though a VERY slow period during the election period back in May but then really picked up again in June and July. The buyers are there.

August was a difficult month, again the housing market slowed down I am not sure that the traditional Autumn rush is going to happen this year. The UK government is going to start announcing is cut back plans over the coming weeks, people are nervous again, never a good thing for the housing market.

Thanks Jon that gives us an idea of what the housing market is doing in UK. Its great that you sold your house fairly quickly too. What part of the UK was that in? Our house is in Cambridgeshire.

Our house was in a North Yorkshire village on the edge of the North Yorks Moors National Park.

We were fortunate that our property was still in a sought after location and the values had not fallen as much as some other areas in the North of England.
