Exclamation Selling Homes through the internet

Hiya All,
we would like to try and sell our house here in the UK without using Estate Agents, we think their 'fees' would be better transferred in to AU$........
Has any of you guys sold your home on the internet? Could any of you advise as to which 'net' company's to use/avoid? Any advise on this subject would be great. We are toying with the idea of putting an advert in the local paper, as a starter. The sooner we can get sold up here, the sooner we can be in QLD.

Do it! I wish we had. Ours was on the market for months whilst our buyers arsed around and our estate agents mucked about, and in that time we saw so many sold signs going up for novahomes, who I think charge about 0.75% commission.
Sure there are lots of other companies to choose from.
Or you can even do it with no company at all, and pocket the lot yourself.
In my experience of buying and selling in the UK estate agents just cause you more grief and hassle, you end up handling everything yourself anyway - save your money!

Hi, we're just about to put ours on with housenetwork.co.uk - they are coming around on Wednesday to take pics etc. So I can't say how well it works but we thought it worth a try to save a few thousand especially when you convert to AU$. My OH researched the various companies and might post later - we were impressed with the floor plans and general website, also they put your hose on rightmove amongst others. If I do end up going to a local estate agent I am going to do some serious bargaining on commission as most of the websites for our agents are very poor compared to housenetwork.

Hi, Our house is currently on Houseladder.co.uk, Homesale.co.uk and Barns Etc.
We have also gone with the halifax but like you we thought it would be nice to save the pennies, We have had some emails regarding our sale from homesale.co.uk, and had someone come to look round the property from Houseladder.co.uk, but no one was really interested It is taking a while to sell!

They are free to list (except Barns Etc), although I think we did pay something to get the interested persons details on houseladder, I think it depends on how much you want to put on the website, pictures etc.

At least its some more coverage on the web though, hope this helps and good look with the sale

Hi

We have had our house on the market with Housenetwork since October. They seemed ok at first but most of the people they send for viewings are in no position to buy -a complete waste of time. We have also had a few cancellations. I'm sure these companies work for some people, but it doesn't seem that they check to see if people are actually wanting to buy. It is also difficult for us to do the viewings as we both work 50 miles so we were restricted to evening and weekedn viewings.

We have now gone with an estate agents in town and they will charge us £1000 plus VAT and they do all the viewings. Got 2 viewings set up for the next 2 days and they will be done when we are at work. Fingers crossed and good look with everyone else trying to sell as well

I put ours on several websites but got very little interest really. Best response was a photo ad in our local paper, both ads got dozens of calls. We also got two buyers, but no amount of digging to find out their position to buy actually got us the correct info. They were both liars. First ones said they had the mortgage in place, just had to sell their place. They hadn't even applied for a mortage we found when we put the pressure on (will ask for evidence next time). So we got other buyers, who said they were currently renting, were cash buyers (had sold their previous property). All went through (they paid for survey etc) just came to sign the final deal then they pulled out and owned up, they had a delapidated house to sell, couldn't afford to do it up and had no finance to buy. By this time we were committed to coming to Oz for various reasons (job etc), so the house stands empty with a friend looking after it and we are crippled with the mortgage there and rent here.
Why do so called buyers lie?
We have it on with an agent now for the last 3 months, which has produced us 2 viewings. Friends say the agent has only advertised it in the local paper once. So they are about to get the boot, husband is going back and we will reduce the price even more drastically and put private ad in the paper again.
This time, will be adamant we want evidence of ability to buy. Does anyone know if we can legally ask for a deposit to be held with a solicitor? Hoping that may put off time wasters.

Sorry to the OP, didn't mean to take over thread, just giving my experience, but yes, try a local ad in the paper first.

£1000 is not so bad. It's still $2,500! But in comparison to what a lot of estate agents will ask for it is not a lot. Well done you!

Kitty4 I really feel for you. I can't understand why some people will lie about things like this. You are legally allowed to ask for whatever you want, in terms of deposits etc, it's just a question of whether it might put people off. It might be reasonable to say that if they want the house taken off the market then you want a deposit? Although possibly not 10%.
When we sold ours, we told the agents we only wanted offers from people ready to buy - not people waiting to find a buyer for their house, or people with no mortgage lined up. In the end our buyers did have a buyer lined up, who had a buyer lined up, but they did not instruct solicitors for weeks and in the end they did not have a 10% deposit to put down either. Ba$tards. We are still quibbling with our estate agents over the commission as they did such a bloody awful job that I am refusing to give them the 1% we initially agreed.

We have just put our house on the market with Housenetwork - all the agents I have had around think the house will sell very quickly (although I guess they would say that!) so we are going to give HN 2 weeks and see what happens. They have been ok to deal with - photographer came Wednesday morning and details+pics ready that afternoon - just the details were rubbish so we changed them which wasn't too difficult and the house went "live" yesterday and is already on rightmove. It would be great to sell and save estate agent fees - it certainly seems worth £200 to find out.

I think it's a great idea - I'm sure it will work for some people. The main reason we have gone with normal estate agents is they will see to the time wasters and it's just nice that we will have the viewings done for us now rather than having to finish work early.

we said eactly the same thing back in nov so put it on with the little house co. cost 149 and not had 1 enquiry although wesite says that we've had over 250 people looking a pics. with no movement we put it on with agent end of dec had 3 offers and more people still interested. it doesnt hurt to try and and sell through internet and it doesnt affect the contract you might later take out with an agent but hope you had more luck than we did.
