Selling a farm property in South Australian, tips ?
G'day all,
We've decided to sell my wife's farm property in the Adelaide Hills (75 acres in Paris Creek/Macclesfield area).
One agent paid a visit, gave an evaluation based on other similar properties in the area. He quoted a price of 3.5% + advertising. For a property worth ~$450k, that's $15,750 + advertising costs.
To me that seems excessive - they'd do the same amount of work for half the price if the property was worth half that much. Can't see the justification in the fee. I'll try to negotiate a better deal, but in the meantime does anyone here have any suggestions for selling in South Aus ?

The average rainfall there is in the 700mm range, so two big rainwater tanks off a house would survive a dry spell for a family.
