Default Rights as a renter

There seems to be plenty of legal documents on the internet on your rights as a renter in the UK, even specialist forums where you can get help. I can't see to find anything so far for Australia, so....

1. Can I just paint the walls as long as I repaint them the original colour when the lease is up?
2. Can I change blinds, again keeping the originals to put back up?
3. what about changing a carpet, just lift it store it and put it back down?

In the Uk when renting you have the right to treat it as your home and can do all the above, no idea how it would go down in OZ though, any views?

Probably to all the above according to this
http://www.rta.qld.gov.au/tenants_ri...sibilities.cfm
though how you would go on the regular inspections I have no idea

Actually that's not altogether true, if you rent privately you still require the landlords approval to make changes. You need the approval otherwise when they come to inspect the property and you have changed it it causes far too much angst. However, if my tenant offered to do all that I would be happy, as long as any storage did not incur mould/damp etc.

The blinds and carpets - I've done those in the past in Qld, you just have to make sure the originals go back, and discuss it with the agent in case they pick it up on the inspections.

Painting the walls though.......bit trickier! Check it with the RTA and talk to the agents, I could see that being more of an issue. My current landlord wouldn't mind, but previous ones would've had a fit at the thought! Renting here isn't as free and easy as the UK over stuff like that.

Our only landlord here would have had a duck fit at the very thought! He even specified which mop we had to buy to use on his wooden floor, and what to use in the dishwasher (no eco stuff allowed).

Good job he never knew about the catflap we had made in his patio door (Yes, made good when we left.)
