Default repairing the cracks

had a huge crack on the landing wall going through to the outside, thought we were clever, filled it put base coat on and redecorated the whole hall landing and stairs, it looks beautiful until :scared: running like a gazelle up the stairs like i always do the crack has resurfaced:scared: on no what do we do

We have one of those and we have decided to leave it now it was there when we bought it and we could not repair.

We have similar crack next to our stairs. We fill it, sand it and paint it every 6 months or so!! House on market at moment and keeping very close eye - may step up renovation to 'as soon as crack appears again'.

All i know is i'd rather have a hall with a crack in the wall than a hall completely covered on every surface with that nice lurrrvly circular parterned artex... You know the one?

If i was staying in the house i'd replaster but i'm not now, so i'm leaving it for the next owners to sort out. Looking at my walls i think that's why the artex was probably put up anyway, to hide the cracks in the walls... :S

Anyone want to buy a house in doncaster,2 big bedrooms, big livingroom with through dining room. All modern and nicely decorated.... oh yeah... forgot to mention the 70's artex and 70's bathroom sweet...

We carry out repairs like this for insurance companies on a regular basis repairs are complex involving epoxy mortars and stainless steel tie bars and loads of mess in your house. My advise is to fill it with a flexible mastic sealant topped with a flexible pollyfiller and then paper the wall with a thick paper. Externally repoint the crack with a premixed mortar from the diy store. Best not to let buyers or surveyors see any signs of movement as delays and reductions in prices will follow.
