Renting - What should we do?
Hi All,
We are off shortly and so wanted to ask about renting a flat in Melbourne (Southbank). Is there anything you must do before signing a contract? Should you personally check ever tap and socket to see that it is working in the flat etc… or is the estate agent there to help you and be responsible for telling you stuff? Any other suggestions so we don’t make a mistake or miss something not being familiar with Aussie renting practises will be great. I get the feeling people don’t like returning the bond so how can we avoid this.
Any tips, must do’s or don’ts will be appreciated. Big thanks!

We have had to cut a lease short because the house was not safe to live in and we've only been here 3 months.
Check everything and make sure you know what your getting into (don't forget to drive round to the house on a Friday and Saturday evening - sleepy suburbs suddenly come to life at the weekend).
Just remember that if you want to leave before the lease ends then your only real option is to sublet the property to someone else... the responsibility for the property is still yours (at least this is how it works in Queensland).
Not sure this is much use but at least it's moved you back up the tree.

there was some good advice last year from several posters who had been stung with big repair bills when leaving cos of something they hadnt noticed.
i think the general consensus was to go over the property with the estate agent, video the inspection, noting every little scratch, dent and mark, then make 2 copies - you keep one and give the other to the agent.
then when you move out, if they dispute anything, you have hard evidence of it being there when you moved in. from memory the poster had asked for thier deposit back but it was being held due to some minor marks on a wall which were there when they moved in but the owner was arguing they had made them!
I shall have a look for the threads, but if you do a forum search you may find them.
