Default Renting an unfurnished property ...

What documents or pieces of paper do we need in order to rent an unfurnished property south of Perth? Just trying to get our paperwork in order! Many thanks!

we didint need anything although typically you might need bank satements with enough money in to show you can pay the rent a copy of empolyment contract for aus if you have one and 2 peoples phone numbers in aus to give for refrences

We provided tham with copies of work refs.in UK/Passports/employer details in Oz.

I have a few properties but they are rented through an agent,you need proof of employment,references and that is it.If you are new in the country then they would go by how you look.Upfront you need 4 weeks rent for bond money,one week for a letting fee for the agent and any stamp duty for the lease plus two weeks rent in advance.Sometimes these are variable.Should you not look after the property then you will be put on the bad tenants data base which makes it very difficult to rent again.The bond money goes into a trust account and is returned when you leave minus any damages.Leases are usually for one year,carpets are cleaned when you vacate at your cost.

We also supplied a letter from the estate agent that sold our house in the UK commenting on the quality of the way the house was maintained and also took a few piccies.

However, because we paid up front for 6 months they weren't really bothered.
