Not an answer to your question.....
We just signed up a house in Hillarys, the minimum contract they would accept is 12 months and they really wanted us to sign for 24 months!
This is what we found.....

You have to be VERY fast with your application and put 1 weeks rent (cash) in with the application to show you are not time wasting. If your not successful you get the money back, if you change your mind, you loose it.

Have all your references ready and ID verified so that you will be accepted without delay. Look out for people offering more than the asking price per week to ensure they get the property.
We found a house at $750 per week which included the maintenance for the pool and gardens, we negotiated a large 'chunk' off the rent if we looked after the gardens etc. Someone came along and offered MORE than $750 per week to get the property!

Task

you'll find it hard to find a rental with a pool, most rental properties don't have them as landlords don't want the hassle, maintenance and costs involved. As a result you'll find that those which do have pools will go instantly. They don't come up very often and there may be none around when you are looking, it is just the luck of the draw. So don't go promising the kids a pool until you have your own place

Ditto that, We've just secured a brand new, 4 x 2 with double remote garage on the new Somerly Estate for $300 per week, no down payment with application and only 1 reference. That was with David Evans, Applied Saturday and accepted by Monday.
