Rental market Perth
 

Hi

We just arrived and are looking to rent in Perth at the moment. However I noticed rent is very expensive! We are looking for a small house/unit/duplex in a nice suburb of Perth with good train and cycle links into the CBD. Does anyone have any advice on a good suburb with cheap(ish) rent?

Initally we have been looking in the North West Perth area and looks like we could find somewhere o.k for about $300 a week.

Im also wondering what sort of hoops we need to jump through in order to get a 6 month property lease?

$300 a week is very cheap! No hoops to jump through. 6 months and 12 months leases are standard.

Look clean and presentable when you apply with the estate agent and make sure you have all documentation with you:
- passport,
- driving licence,
- bank statement or internet print-out of one to show you have money in the bank (or, if you have a job, letter from employer saying how much you'll earn),
- names and contact details of referees - they don't contact them if they are overseas, but you must have some names etc to put down on the form
- cash to pay two weeks rent in advance and four weeks rent for the bond (many estate agents do not take EFTPOS nor cheques),
- a letter you have written to the landlord to tell them a bit about yourselves (so estate agent can show landlord).

We had all of the above with us and got our 12 months rental without a problem (we had no jobs at the time).

Where are you looking at renting, as suburbs vary greatly in prices!!

We were looking at North West Perth; Leederville, Joondana, Churchlands, Wemberly, Herdsman area....

Doubt very much if you will find anything in those areas for $300...sorry

You will find it harder to find somthing with a 6 month lease as most want 12.

Definitely Greenwood. We looked into this good area but could spend that little more and went for Duncraig.

try morley or balcatta, they tend to be around 300 and I have never had any problems wile living in either area.

I own a Glendalough 1 bedroom and that is being rented out at $260pw If you're willing to go $350-400 you will get a 2 bedroom in an estate block around that area. :)

We have been in Perth for 6 months and are having the same problem as you. We moved into a 3x2 house in Pearsall (nothern suburb near Wanneroo) for $370 a week. We quickly found out that this was really over-priced and so we have decided to break our lease and look for something else that is cheaper and nearer to the city. I have been doing a lot of research on suburbs and their prices so hopefully I can help.
It depends what type of place you are looking for. If it's a house (3 bed) try Balcatta, Tuart Hill, Yokine, Maylands, East Vic Park, Vic Park, St James, Rivervale. These all seem to be pretty decent suburbs and you can get something for $300 a week. But be careful, every suburb seems to have it's dodgy streets! If you're not so fussy on the size you can get somewhere nice in Wembley - an apartment maybe or even in the city. My favourite areas for money and quality combined are South so Vic Park is on the top of my list. 5 mins from the city and the river, really nice.
Don't go any further North than Landsdale, you just feel completely isolated. And the taxi fees are not great for your nightlife!
I'm sure you already know this but suburbs to avoid are Balga, Westminster, Nollamara, Cannington, Carlisle and a few others. A tip from me would be to check the neighbours out thoroughly before you apply and go back at night to see what the area is like. We got caught out big time and had to put up with some bogan neighbours for a while.
