Question Rental information required

Hi,

When renting in Oz, what would people recommend taking with you to help your prospects of securing the rental? I seem to remember (but cannot find the thread) that someone mentioned that they took a 'rental pack' with information about themselves to each one.

We have never rented here in the UK, but have owned our own home (which has just gone on the market ).

Any help and advice is greatly appreciated.

Passing the 100 point check is easy for new arrivals. You must have a passport as you need it to get here, also your birth certificate is a necessary part of the visa application process so you already have 140 points at your fingertips You may get unlucky & find a numpty that will not accept your U.K [foreign] documents. Medicare will & their card arrives within days, that & a U.K credit card & passport should convince any skeptic

- Passport 70 points
- Birth certificate 70 points
- Citizenship certificate 70 points
- Australian driver's licence 40 points
- Social security card 40 points
- Tertiary education ID 40 points
- Council rate notice 25 points
- Credit cards 25 points
- Medicare card 25 points

Rental agencies and landlords want to know you can afford the rent in Australia and dont give a crap about what you have/did in the UK. You need to be able to show that you can pay the rent here, whether that be from capital in the bank (simply show them that you have funds immediately available or pay the rent up front) or from a job.

They are used to dealing with people just having moved here so dont worry about it.

By the way MOST rental companies dont ask for this at all. A 100 point check is not required to sign a tenancy agreement. Its used for such things are obtaining a driving licence etc.

just curious on if you were able to get rental? i am also planning to offer 6 months in advance since i dont have any rental referrals...

We paid 6 months up front. Arrived early Dec and although we'd heard about the rental shortage, didn't really expect to find only a handful of properties available with at least half a dozen people chasing each. Not trying to put you off, but its true - money talks - once we'd showed them our bank balance and made the 6 month up front offer, we were successful.

f#ck me!!! 6 months upfront??? Thats a huge amount!!!! We are looking to rent up to $600 per week in Sydney and if thats the usual trick then we are buggered!! All the rental sites I have seen just mention a bond, usually 4 weeks rent upfront!! Is 3 to 6 really what I will have to expect to pay to secure a decent place if there is others wanting it?

We paid three months upfront to secure our rental (4 years ago) as they were concerned because Ste didn't have a job at the time. I think it depends on where you live and who you're renting from.

nope we didnt get that one, but will try again on another one. one thing we've learnt is just to harress the EA all the time that way they get to know you and will do everthing they can to find you a rental quickly just so that they can get you if there backs

We landed on 24th Nov without anywhere to live but stayed with family in Sydney for first month - we make a reccie up to Port Macquarie in the second week and there were next to no rentals and as we already had our dog in quarantine this made it even tighter. There was only one rental at $280 per week for a 3 bed with pets negotiable. We offerred 6 months up front but they said as a company (Elders) they did not accept that although the offer would be put forward to the owners for surety.

We took a reference from our real estate agent in the UK which stated that the house we sold was spotless and that the dog was hardly noticeable. We also had to provide an up to date statement from the bank giving details of balance. First thing we did anyway when we arrived in Aussie was to sort out driving licences with the RTA - we had family to act as references on the application form so for us we were very lucky in that we were in at 4:30pm and out the door at 5:15pm - the fact that we made them run late might have helped too! Driving licence and passports were asked for AND we had to provide an email address for the estate agent contact in the UK and they DID email him. We emailed him too to tell him that he might get an email etc and what it was about.

When we went to view the house there were 3 other couples there and as it had literally just come on the market there were more viewings the next day. We offerred to do anything that we could to move on our application. I think this helped convince them that we were a safe bet and they gave us a 6 month lease and we were sorted.

Our family in Sydney though says its 20 times worse. Apart from there not being much by way of rentals when they do come up there are 20 and more people viewing each one and around 4 of those will put in an application. So make sure that you have lots of photocopies of all of your docs ready and if there is a standard form for the rental agencies complete it in advance. If yours is one of the first to go in, seeing how financially stable you are goes a long way in your favour.

Anyway - good luck with getting something suitable. Oh, and don't forget that there'll be a bond as well to pay.
