Are rental applications binding?
Hi
Have read some people apply for lots of rentals at one time but some agencies have told us that you need to apply for them one at a time as they are binding once accepted. We are having bother getting a rental in inner city Brisbane and some rentals we would have liked to apply for are getting rented while we are waiting to hear from one we have an application in on. It can take up to 3 days to hear back that you have been unsuccessful and thats another 3 days of temporary accommodation!
Anyone else had this issue?

Yes, we had a similar problem while looking for somewhere to rent in the Rockingham area. It's not only the time you lose - each time you apply for a rental, you have the up-front deposit to pay as well, so although you get it back if you're unsuccessful, it can mean a lot of money going out if you apply for more than one at a time. Whether rental applications are binding beyond the point that you lose that deposit if you don't take up the lease, I doubt - no-one can force you to move into a house after all, but you would lose that deposit and it's usually a week's rental, iirc.
We ended up applying for two at the same time, and accepted that if we were successful with the house we really wanted (which we were), we would lose the deposit on our second choice (which we did). We were desperate though, so had to make peace with it.
Good luck - the rental market can be a bit of a PITA at times.

Our experience in Perth is that you must put the 1st couple of weeks rent in cash with your application, which you WILL loose if you are excepted for the property, but change your mind.
You will of course get the money back if you are not succesful.
I have to say I agree with this system to stop people putting in many multiple applications and totally confuse the situation.

Perth must be different to Brisbane. Sounds like the agents have it sussed. We have never had to give a deposit with an application but if you read the application form closely it does appear to be binding on you. Worst case scenario we feel would be having to pay rent on two or more properties simultaneously.
Fortunately we have been accepted this morning so its all good. Paying more than we can afford for less than we would like - nothing new there then.
