Reference for Rental - What's required?

Question Reference for Rental - What's required?

We are the first tenants our landlord has had here in the UK and they need to know what is required to be put in the reference they will be writing for us.

Obvious things are: Payment on time, length on tenancy, kept property to a good standard.

Any others things we are overlooking?

Pretty much, but whether anyone over here (in Australia) will take any notice of it is another question, as there is no way of verifying the details. Usually, if you put up a larger than normal deposit, it may carry more weight. Try doing a search on the subject in the search engine for other threads.

Agree with this 100%.

Written reference doesn’t mean anything (as you can type it yourself at home). They are more interested that you can afford the place (so employed, or show them a nice bank account balance if unemployed).

On Rental application forms they ask for the details of 2 references, I have never had any call me, but I’ve been a reference for some of my mates, and it wasn’t that big of a deal.

I think that is all the info you would need. However as someone else said, whether they take notice of it is another thing. I really do think that agents go with their gut instinct. I have been put down as a reference for a few families whilst we have been here but only once as someone rung to check people out. Also offering to pay a few months up front can help too.
