Re: Real Estate Charges
Well i'll be wanting $475,000 for my place and according to the link above that's $13,500 inc GST to the real estate seller....
Yeah right!
Real estate with so called 'buyer' was chasing today as my house is apparently ideal from them. "We can do a GOOD deal on commission on this one" was the comment from her. I replied back with "what, 1%???" ... to what I was told to stop being silly ...
That lead ends there.
In my experience real estate over here don't do their job properly anyway as when we was looking I think just the one asked if we had finances in place etc etc.
I'll have it on Realestate.com via one of them $499 jobbies in a week, the bank have given us 3 months so gotta get me skates on!

You should be able find a realestate agent who will agree to "2% of total sale price" fairly easily. Any lower than that, will be tricky. That's when you start getting towards the fixed fee agents at $6,000.
The key to selling it yourself is setting a realistic price. You want $475k, but what are you basing that number on?
cheers

Re: Real Estate Charges
The 2 key ones are domain and realestate. On domain you can get your own listing, but you need to be with an agent of some sort for realestate.com
People search using both. My personal preference for searching is domain as I find it more user friendly for rentals and the map is better, but I would always search both. If you can only do one for selling your place I would recommend realestate.com
It would be worth getting two or three agents round to give you a view on price - they should bring with them some good comparisons that you will be able to keep.
Hope you manage to sell it easily
Scotty

There's one on my street for $30k less, but less of a house without going into detail. There's another in my estate @ $490k with a fraction of the plot etc etc.
The real estate lady we bought thru reckons she can shift for the $465k we paid easy, but have added solar plus other bits since so don't think i'm far off.
The 'buyer' wants to be close to the local golf course, but can't afford to be close. We're close enough and have the pool + a few other bits he/she is after. There isn't currently anything that I can find on realetate.com that fits his/her bill.
Just need to find him/her!

Re: Real Estate Charges
Domain is the market leader in NSW. Realestate.com.au leads in Vic and Qld.

Re: Real Estate Charges
Paul you could also stick it on Gumtree free of charge and put a card up on shopping centre boards. Won't hurt. Oh and put it in the Classifieds on here. I have no idea what sells or what doesn't but it won't cost so what's the harm.

Someone I know is paying an agent $6000 to market an apartment priced at around $900K. If the apartment sells, the agent then takes 2% ($18K). So, overall, the agent takes $24K if it sells.

The stamp duty on the same property in NSW will be about $36K. Even without legal fees, third parties manage to skim $60K off the one transaction.

Re: Real Estate Charges
$299 for the first month, then $99 each month after it don't sell to stay listed.
They offer boards and crap, but just want it listed.
Talking of listing, I've enlisted a legal bod online for $399 too.
I'll update as and when.

Naaah it's a dead end so no one comes thru apart from people living/visiting really. Don't see too much benefit of one really.
