Smile Preparing To Sell !!!!!!!!!

Well we've just sent off our main application for a STNI in S.A. Now the fun starts......tomorrow we hit the DIY shops and start to prepare the house for sale. We have a big old victorian terrace house so it will be no small job....we understand that to get our best price we are going to have to invest some time and money...
Just wondering if anyone has any tips on perparing the house for sale..?????

Hiya Corker,

I wouldn't go for changing room stle, but more line Sarah Beenie (might have spelt it wrong) from Property Ladder.

She's alway's going on about not putting your mark on the house but making it a blank canvas (not white but beige) They are quite good to watch, often involving alot of building but it's the decoration that will give you pointers.

It's often on home & leisure, 133 /134 on sky.

What are you planning to do?

Bye

I would second that - not too many loud colours......neutral is the look to go for. Sell the dream is what these people often advise ie a few choice items dotted about such as dualite toasters etc (stuff you can either bring with you or sell ),plush cushions, vases with flowers (Not shriveled up dahlias)

De-clutter and paint magnolia, works a treat. Don't spend much though as you may not get it back.
When we sold one agent listened to our list of jobs and said "dont bother" you wont make any money, this included double glazing, 2nd driveway, conservatory finished off (had no floor) and patio out back. We didn't believe her did all the jobs and guess what didn't make a penny more than she said.
So keep it simple, box loads of bits up and store them in the loft and get rid of coffee tables and furniture viewers have to walk around to get anywhere.

Jenny

hope you sell quick!

It might not add to the sale price, but it coukld be the diference between selling and not.

Make sure the front garden is nice and tidy with a couple of really nice flower planters either side of the front door. Also if you have a drive when you have viewers make sure the drive is clear so they can use the drive instead of trying to find a car parking space.

We did up a Victorian terrace a couple of years ago - made one hell of a difference having the ground floor replastered. Did most of the prep work ourselves and plasterers in and out in 2 days. Looked like a new house and didn't cost a fortune either.

Good luck to you mate

I've just spent the best part of 18 months doing our victorian terrace up and now we have to sell, but at least we are going for the best reason of all, we got our visa last week!!

Enjoy the diy and it will be worth all the toil in the end :scared:
