Offer on House....ADVICE PLEASE..
HI..
Had our first viewing today then had an offer from viewers 3 hours later...offer is £1500 under asking price so we would accept that.....prob is they want to be in in around 12 weeks and we was hoping a bit longer...should we take it and go sooner or should we knock it back and hope another one comes along with suits our timescale better??cheers

How about agreeing to it for the extra £1500, so you have some rent money
Mind you, if you had one offer that quickly perhaps you should put the price up

We had loads of no shows, then eventually we got a viewer, who came in loved the place.............put an offer in 30 mins later 5K over the asking price, they had already sold there house so we knew they had the funds already....only thing was they wanted in by May 4th.
But we came to a compromise we said we would accept there offer but the entry date could be no earlier than 27th May, to which they agreed we are moving into a one bed flat for 4 weeks till we are ready to go to oz....gives our furniture a head start and we can just chill and visit family before we go, knowing that all the packing has been done.
We could have held out for a higher offer, as houses in this area were going for £10k over askin price.......but we made £60k profit as it was.....I loved the people who are buying it, who will fit in very well in this small village, even although they are townies lol
The decision of course only you can make......its over to you bud!!!!

take the money and go, think of it as no more morgage payments less food and bills it will work out the same

Beware, we had our offer on 12th march ( second viewer to visit, only 4 days on the market ) and we still haven't exchanged contracts.

our buyers put in an offer on the 24th feb, surveys and searches take forever, solictors need a kick up the backside we are now ready to exchange contracts next week so that has taken over 6 weeks, will be nearer to 8 by the time everything is sorted
the buyer can pull out at anytime before contracts are exchanged and there is nothing you can do about it, plus if there is a chain you have to rely on everyone else completing at the same time

We had a small crumb of comfort, via our estate agents......
When our couple had made the offer, they then came 'round for a second viewing....
They asked us " What will happen to the money we spend on the searches...if you don't get your visas? "
In other words...will you fork out for it...if you decide to drop out....
We said, we'll sell to you whatever happens ( and we would have ).
ANYWAY....last week the agents said they'd had a call from the couple wanting to know if we had got the visas yet....
SO....hopefully, they are still as keen to get on with it as we are!!!!!!
Phew.....bedtime story over.....
P.S we are in the same boat as you...we've never sold b4 either.
OH!!! and have you sent Tony any flowers... I'd like to, but his address is a general one i.e he's in ireland ( town and street, given ) and theres no house / place no...have you noticed that????

lol...yeah that always kinda worried me!!!!!!!get visions of either a huge great building with the company name splashed on side..or a tiny little cottage in the middle of nowhere!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

we are thinking of taking the offer but trying to ask them to do it in say 14/15 weeks...u reckon someone would go for this???Maybe chuck in the dishwasher and a cubby house for goodwill??they seemed dead keen..been back for a second viewing this afternoon

14/15 weeks is quite a long time to expect people to wait, the average time in Scotland anyways is 8 weeks!!!!
Also in Scotland once you have made an offer and it has been accepted you cannot pull out. If you do then you face having to compensate the purchasers with any monies they have spent and all so for there inconvenience should they really push it.
I think its about time they adopted this down south as well....would save so many people getting mucked around...its stressfull enough selling up.
If they are so keen then try and come to a comprimise tell them u r willing to meet them half way or something re entry date...thats what we have done....anbd both them and us are having to rent properties for a month so fair is fair.
