Northern Perth: Where to live?

Hi,

Been in Perth for 5 months and renting in Mindarie. Thinking of where to build a house. I work south of the river but my wife has ruled that out due to the prison (Canning Vale) and heavy industry (Kwinana, Rockingham). It takes 60 mins via train from Joondalup to work so we don't want much further north than that.

Looking at land for less than AU$120,000. Mindarie is probably out of our price range (AU$150,000+). Quinns Beach looks nice but probably a bit too far for the commuting. They have the new Somerleys development across from Mindarie which seem to be reasonably cheap (AU$80,000), close to the train station (when it arrives), and close to the beach.

We've seen some places on Wanneroo Road around Whitfords Road for around AU$110,000. Definitely closer to work but doesn't seem to have much else going for it (schools, hospitals, etc). There are some places quite close to the airport which are much closer to work but again the facilities don't seem much to shout about.

At the moment my wife's first choice seems to be Carramaar as it has good schools, close to the train station, 10 minutes by car from Burns Beach, and next to a golf course. Prices start from $AU80,000 which isn't too bad.

Any comments or suggestions would be much appreciated. Thanks in advance.
