Just a few questions for you...
You want somewhere 1 hr from Brisbane. Does that mean you will be commuting for work?
What price range house are you thinking?

Then the question is North or South ?
Lots of new developments all over. I tihnk Manly seems a very nice place. Many people tend to go a bit further out, Redland Bay, Victoria Point, for some good houses at reasonable prices.
Have you checked any of the property websites out ? to see whats available.
What type of business are you looking for ?

And what sort of other infrastructure do you need? Do you need public transport, do you have kids (young/old), need schools, need entertainment for them? Shopping? Small shops/shopping malls? Are you the sort of people that like a social life? Need lots of theatre & cultural things? (hope not, coming to Brisbane LOL, but you know what I mean ). Like to go out for dinner alot? See lots of friends? Enjoy the hustle & bustle? Or are you the type that are happy somewhere quieter?
Sorry, but its alot easier with an idea of the sort of people you are to pick an area .
Sorry, edited cos I just noticed the family of 4 bit, but ages please
ABC, Ive stopped encouraging people coming to Manly, soon I wont be able to move down on the esplanade at weekends! LOL

Would be happy to have the ability for all those things, but would really like to make loads of friends, up the socialising & do the OZ thing. Culture whenever, like a beer a chat & the kids outside, wife has an amazing amount of longstanding loyal friends going back to Infant school. Envious really but a change or a plan here & there, plus a fridge full of beer & you never know.

David, within an hour of Brisbane you wont really get anywhere with a *beach* ie surf, the northern end of the Gold Coast & the Southern end of Sunshine Coast are a bit further than that (about an hour to hour & a half), but there are some nice places by the water. If you are only looking to rent there are plenty or places that you could look at & then try, cos at least if you dont like it, you can move. Redcliffe is quite quiet & has some lovely areas by the water, I know Ceri doesnt like it (which is why she calls it deadcliffe), but I could think of alot worse places to have to live! There are lots of canal estates over there which means lots of expensive houses & nice neighbourhoods, but rents would be pricey (I have no idea of your budget). Another place I like is Bribie Island, very quiet (some would say too quiet!), I think jayr described it well the other day as what he imagines 1950s Brisbane would have been like . Advantage there is its an island & one side does have a surf beach, although most of the houses & development are on the calm side. Then you have places like Sandgate & Brighton, close to the trainline into Brisbane & (I think) a step up from Redcliffe. Definitely a *rural* type feel & very relaxed & laidback. Thats really about it for northside.
Southside there are heaps of choices, try Wynnum/Manly area (have a look at previous threads of mine for info on them, I have posted quite alot about the area). There is also Birkdale which is quite nice & has a small canal estate as well as nice homes near the water. Further down the bay is Cleveland, canal estate at Raby Bay & a very villagey feel to the area. They have a very popular market on Sundays. Further still are Victoria Point (where ABC is, I think) & Redland Bay, smallish communities & quite rural & quiet.
Obviously the further you go out, the quieter places are & the cheaper the rents are. I think for an average house in & around Manly area you will pay $250 - $300, more if it has things like a pool or is very close to the water or has a view. Cant really help with rents in other areas, but I doubt that they would be more than Manly unless they were on a canal estate.
Hope this helps, btw Dagboy is good, as always, thanx for asking
