We looked into this and approached the FIRB and they were quite categorical that we would be wasting our time making an application. In the end we waited for PR.

Very odd - friends of ours who came over on a 457 bought an "established house" when they'd only been here about 6 months. I think they had to put down about 25% though.

I think you might have misread my post. I did say "unless you are on a 457".....

It's not people on 457s who cannot buy established houses. Louie said 'unless you are on a 457' - meaning 457 or other temp visa holders are OK. It's people who don't have any visa yet or just foreigners in general who cannot buy established houses. ;)

Stamp duty will be different in each of the Australian States.

Some examples are:
QLD - $ 4,397 ( Residence use only - investment property is higher)
VIC - $14,488
I can't recall the house price I used for those examples, but it was the same for each State.

Some links here: Buying a House : Stamp Duty

Jeez why so expensive in Victoria!!!

Perhaps you were unlucky; I have friends who bought established properties without PR and achieved FIRB approval.

Hiya if any one is looking for financial advice please give Rebeka a call from mortgage force, i can honestly say from the feedback I have had from the many English people she has helped she is worth her weight in Gold
Let her know that Sarah @ Gold Coast Relocations recommended her to you and please let me know how you go a bit about her below.

From my experience in helping many new Aussies from the UK in finding finance, you are most likely familiar with how a mortgage broker fits into your property purchase.

I have around 35 Australian lenders on my panel and state of the art software that can compare what each lender is offering, and which lender will be the cheaper option for you long term.

This software is updated every hour to ensure all the latest products, interest rates and specials are available to us.

When you are ready to get the wheels in motion to purchase your property, please feel welcome to give me a call on 07 5573 5474.

Hope you're having an awesome Tuesday, despite all this rain.

Hope this helps
