Making offers on new houses (Brisbane)
 

We are hoping to buy a house in Brisbane (Bayside area) in the next few months.

Is it the norm to put in an offer below the asking price?

What about if the house is brand new - are builders likely to consider offers or are the prices "set"??

Any advice greatly appreciated!! :D

Everything is negiotable (except maybe taxes) so make an offer on a house even a new house and see what they say. The houseing market is pretty flat at the mo so it depends how desperate the seller is to sell.

If you are a cash buyer with nothing to sell you are in a better position than someone who still has to sell their present house.

When I bought my house origionally the builder wanted the high $200,000, 6 months later they were asking for the low $200,000. I offered a flat take it or leave it $200,000 and he took it. This was just before the market took off and it's was the best bargin I've ever made.

So give it a try you can always offer more if you get a refusal as their are no hard an fast rules just like in the UK.

Houses here can be negotiated for - my partners sister just had her house on for $370k, was offered $355 and agreed on $362k. Since then its all gone a bit belly-up, but that was because the buyers then decided they wanted a townhouse afterall :rolleyes:
Our house is on the market, probably $10k or so more than we'd accept for it, purely for negotiation purposes :)

Yes to both.

Private sellers and Builders do negotiate on prices.

Not ALL builders will, but it does happen, and in theory, in a buyers market, it should be happening more often.

Remember also, in QLD, your signed offer is actually the signed CONTRACT.
If the seller accepts your price, then the contract is done, subject to your written conditions.

New house and want it reduced dont buy through agent, contact the builder direct, agents comission on a 450 house is almost $15,000, instant reduction.
Wont work when property has exclusive agent sign tho.

Just agreed a sale on our house in UK today so VERY VERY HAPPY!!!!!!!!!:D
