You are doing the right thing putting the house back on the market though!!!

FFS guys nae luck!!!!! but remember ours fell thro three times, and we got there in the end, we were in Oz before ours sold!!!......been here for almost 4 months now and just got the final monies from the sale of the hoose.....we had some land issues because many many years ago the three houses in the block decided to split up the communal back yard, but never got the title deeds changed, just never thought about it at the time as we all were mates and did it all equally bla bla bla.....however three lots of deeds needed changing, three lots of plans etc etc and who had to foot the bill........US!!!!!!!!!!!!!!!!!!!!!

You guys keep your chins up and remember dont let the b@stards get ya down!!!

For crying out loud. What is it with some people. Why don't they get their mortgages in place before they go looking. It's common sense.

Tried to send karma but not allowed, but cyber good wishes on their way. It will sell and you may laugh about it all in about 10 years

I agree- why go offering to buy something when you don't know if you've got the money to buy it
I really hope things work out and you get this blooming house sold!!

The thing is,they have just sold their house,been away on a lovely holiday! they say they have a large deposit to put down on ours but their original mortgage lender has declined them??? leaving us thinking they may have had a bad history with paying their mortgage on their last property? why else would your original mortgage lenders decline you?
Alarm bells are a ringing!!!!

sorry to hear that. fingers crossed that their mortgage comes through ok.

we are in a similiar position. when we accepted our offer on 22nd July, we were told buyers had all finance in place. Great, we thought, no chain, finance in place, should be completed in 6 weeks or so. We almost got to the stage of exchanging and we find out they haven't even applied for a mortgage yet. That was 2 months ago,and although we have been assured there won't be a problem, we are still waiting confirmation. We have been told it should have been through last Wednesday. We have now abandoned all plans on getting out to oz before christmas now,due to flight availability, etc.

Hi Donna

If they've got a large deposit to put down then there's a good chance that they'll find a non-prime mortgage lender willing to fund them. Many lenders will take almost any kind of risk when the property is backed by a large deposit as they know that whatever happens they can repossess the house - the proceeds of even a "fire sale" should then be sufficient to repay the mortgage.

Good luck with everything and hang in there.

Thats what we are hoping! & hoping too that they are not bullsh%tting us with saying they have a large deposit,then again that statement came from their solicitor,so heres hoping

Sorry to hear about your problem house sale - if they want it enough and have a fat deposit, hopefully they should get a mortgage.

Maybe their jobs etc have changed/gone self-employed since the first mortgage and that's why they have been declined. Some mortgage lenders just change their lending criteria.

Stick in there - a keen buyer is what's important in the current market

Had some great news!!

Had a viewing last night,couple very keen,phoned back after an hour of the viewing saying they wanted to make an offer-grand lower than the offer we have at the moment but didnt mind we would take it if it came to it.
Another viewing at 11am this morning-couple came, had a good look, again very keen,asked if she could phone for her dad to come & see it there & then,loved the house,phoned back 20mins after leaving to offer us our accepted offer price !!
We are going to accept their offer & withdraw from the couple who are having the mortgage issues,they,ve messed us about so much over the last few weeks & not even had the decency to explain whats happening.
The couple that came this morning just feel "right" they were so nice & easy to chat to,so hoping we have more luck with this couple
They are selling their flat at the moment,but will go quick,& their mortgage is in place-phew!! January entry.
We wanted to be in Oz before xmas,but have decided to hold off until Jan.
Newyear-New start
