Default how long does it take to buy a house?

I was wondering if anyone can tell me how long it takes to buy a house in Oz? I know it takes a long time in the UK, and I need some ideas regarding timings in Oz, Queensland in particular if possible.

Any help is gratefully received.

week or two sounds great, just dont know if to believe it or not
Sold my house nov 2004 and dont move out till april 18th and everything went smoothly Ha Ha

It is really quick over here in comparison to UK.
Most are signed sealed and delivered within 6 weeks.

However I would recommend anyone moving to areas unknown take a rental for a time. Suss out the area first - be sure about surroundings.

Wow - thanks for that!!!

So as I have cash - if I see a house on Monday, I could be moved in by Monday next???!!! have I got this right?

Average contract time is 30 days. You can make it as short or as long as you wish, as long as the seller agrees, but just remember, over here you exchange contracts when you make an offer & its just that - a contract! Unless you put in clauses like subject to Buildings & pest inspection or finance, you cant get out (except for the short cooling off period that they now offer, although you lose a certain amount of money).

In theory you could buy something in a week - however in reality council searches/legal stuff & finance take alot longer. 30 days is most common.

I agree with Bix though - rent somewhere first to see what the area is like.

Over east there are contratcs that are exchanged and there is a cooling off period for a few days, but in WA there is none of that crap. There is a one page offer and acceptance. Once the offer is accepted its yours. No cooling off period.

Just like Mrs Dagboy said if there is subject too clauses in there then the house will be "under Offer" until these clauses are met and then it will be "Sold"

4 weeks is most common for settlement as is just gives people time. But i have Sold a house on Monday and the new owners been in it by Friday.

Agree with all the others. Buying a house is a breeze here. You get no chains, people don't go making offers on houses until they've got the cash to spend. You sign contracts within days and have to hand over the deposit there and then. The deposit is lost if the buyer doesn't proceed - which is a great deterrent to time-wasters.

The dreadful house-selling sagas you read about in the UK just do not happen here.
