How do we find land for sale in Perth ?
I have looked on www.realestate.com.au and found some developments with land for sale in the northern suburbs, but where can I find more ?
Any links or advice would be much appreciated.

Land for sale in Ellenbrook new estate called Malvern Springs.
Deposits have to be in by the 11th Oct.Also selling through a ballot system.
Land selling from $171,000 for a 351sqm block upto $223,000 for a 664.

trying to buy land in Perth in a new development is a really hard thing to do these days. There are still several developments but they release a few blolcks at a time (usually 20-40) and they are sold either via a ballot system or on a first come first served basis. An average ballot will have at least 4 times the number of applicants than blocks and if its first come first served normally you will expect to camp out for 3 or 4 days to be lucky there too. Also remember that fromthe 40 blocks released there may be half of those as cottage blocks, or blocks which are not large enough for the house you want to put on it (there is usually a 50% restriction, you can only build up to 50% of your land size). So you may come out 10th in the ballot but find all the blocks suitable for the house you want to build have gone.
The reason you wont find price lists is because they don;t release them until a few days before the sale day and they will all be sold within a couple of hours anyway so often the developers don't bother with puting the prices on their websites.
Lastly, if you are lucky enough to secure a block then you will usually have to wait between 2 and 6 months for the titles, so you can't do much more re the building until a couple of weeks before you get the titles, so it can add a bit of time on to your build.
Personally I'd be looking for a pre owned block on realestate.com where you can get your titles straight off and know that you can make an offer and get the land as opposed to entering ballot after ballot, i know people who have been unsuccessful in 4 ballots now for a new development, that has taken 8 months and seen the prices rise by $80k and still they have no more chance of getting a block at the next ballot than someone who enters for the first time.

Do what a lot of people are doing these days, buy a run down house on a big block, flatten it and replace it with your own................finances allowing of course.

Do you have any idea how much it costs to flatten something and clear the block ready for starting again? Just thought you may know of someone who's done it and any of the pitfalls involved.
I guess that is one good thing about a new block, it's all ready to build on and hidden costs are fairly minimal, existing blocks can be a nightmare with clearing and any retaining work that needs to be done, plus things like septics etc if not on mains...... it's a scary prospect sometimes

Hi there ..
My hubbie and I tried to buy a block of land ...As yet we dont have our Visa ..WE are Aug applicants ..It was a mess to buy the land ..the estate agent said we had to register with the FIRB ..which is true as we Dont have a Visa ..but went to register with them ..couldnt unless we had already bought the block and signed an agreement with a developer ..such a messy process ..Anythink that was sign prior to getting the Visa had to be done or you risk losingvisa and block ..
Just made sense for us not to buy till we had our Visa . when we do we wont have any of the conditions attached to the block of land (hopefully) ..mind you at the rate land is going up .will we even be able to afford to but it then
