House for Sale!
Our one way flights are booked for the 10 Feb 2007, our house is currently up for sale but it looks like the market has gone flat. We don't want to drop the price too much as we need all the money we can get. Has anyone sold their UK house after they moved to Oz?

For us it was more important to be in Oz but that was personal.
What do you want/need to know? I'll see if I can help

We left the uk with our house still on the market.
We gave my bil power of attorney, and he dealt with the viewings, solicitors, etc.
I wasn't looking forward to having people looking around my home while i was there, so it worked out well for us.

Yes, we had to rent out because we couldn't get a buyer and couldn't afford mortgage. Talked nicely to the rental agent and he found us a tenant who might have been interested in buying later. Wrote the tenant a letter 3 months before the tenancy was due to expire and he said he'd buy but it was still a three month process while waiting for the exchange.
It is incredibly stressful (as it is selling houses in the UK for anybody) as you can't be there to sort problems out for tenants so if they have a leaky tap you can't just tell them to get a washer, you have to pay plumber call out rates.
But sometimes it is the only decision you can take. Our alternative was to go into debt but others apparently take mortgage holidays?
With regards the selling from here: make sure you organise your solicitor and fill in any forms that are appropriate eg. what you're leaving and the one about energy suppliers and building works and get copies of when any building works have been signed off. At least then you're not trying to find all the documentation from over here.
Also before you go arrange a contact with your mortgage company and a direct line to them that doesn't start 0845. If you get to liase with an individual there things should go much smoother, if you don't they can keep you holding the usual 20 minutes or more listening to music while you're paying through the nose and when you're that frustrated you may not be as clear and concise (and polite) as you may otherwise be.
Good luck.
