House/Land packages not all bad news

We went to look round a few of these new estates that everyone complains about.

I have been very pleasantly surprised!!

A couple that we went to were very much as described by some. No continuity and very haphazardly put together. They were all bunched up on top of each other and made the whole area very unpleasing to the eye. However, we also visited 3 estates that were magnificent!!
Beautifully laid out. Very attractive houses, and most had a good sized garden. Quite a lot of them also had stunning seaviews for a very reasonable price.

It has made me rethink about how we want to live.

We also had a look inside a few show houses. I was quite shocked at how nice they are inside.

Don't believe everything you hear about new places, its not ALL bad news!

P.S. i found out an interesting money saving snippet. If you buy land for under $80,000 you pay NO stamp duty on that and no stamp duty for the house you build either, so its a good way of saving yourself a good few thousand dollars!!

Who was the house builder for these new homes? What suburb were you looking at? What sort of prices could you expect to pay for land/house?

Sorry for all the questions, it's something that we have thought about doing when we get to Adelaide. We've had a look on the internet at AV Jennings they look really nice houses.

Any info appreciated.

a friend of mine had a house built on mt.barker. it was finished end of last year. not sure who made it, but i know they have been pleased. i might be able to get more info for you , if you want.

My favorite so far is one of the Henley homes, alothough i did like the AV Jennings homes when we visited last September, i personally preferred the layout of the Henley, but will have to wait and see what the house sells for later in the year and the exchange rate and also what happens with jobs etc. For me one of the main reasons for going is to have more time as a family and some money to spend on doing things as a family, so i might have to set my sights a little lower.

I would really appreciate that Bazfer. I like mount barker too!!

the catalogue we got from Devine prices homes from $124,000 - $200,000 and hten theres the land price on top... lot prices vary depending on the location and size...but anything from $70,000 to $160,000 for land

Does anyone have any websites for similar housebuilders in Perth?

It is nice to hear that there are some developments that are "different" & not all with tiny gardens!!

Our favourite is www.wbn-homes.com.au. (Webb/Neaves and Brown WA)

We did stacks of show houses while out there and really fell in love with these - our current favs are 'The Entertainer' and 'The Somerset' - you can change the outsides and swap things around to you hearts content.

After speaking to family they seem to be one of the best in Perth, do smart wiring 'Future Link 'as standard. Funnily enough only reading through all the stuff last night. Even get your own interior designer to help you with the paint colours as part of the intial deal (not an extra) means everywhere doesn't end up cream or white.

No I don't work for them, was just impressed. Like the fact there are price guides too. Bear in mind though, like with most you'll end up with about $50,000 of extra's - like flooring, garden, drive, light fittings !! which we were warned is often not included.

I visit this site on a regular basis if I need reminding why we are going !!

One of the main reasons we we atttracted to the Devine company is because they include all the "extras" in the package as standard... ie driveway, landscaped front garden, and all flooring etc inside the house. What you see is what you get and hteres no hidden extras.
I am still trying ot work out if it is more expensive letting htem do this or doing it yourself, but in th elong run it might be far easier on the stress levels even if it is a bit more expensive.

You are right PP,

You need to look at exactly what is included. When I visited some show homes last September I noticed some include fitted wardrobes, but some don’t. Also flooring, security, lighting, air conditioning and landscaping can easily add several thousand dollars more if these are not included. Then there are any upgrades to the standard fixtures and fittings, the doors, taps, appliances, and kitchen to mention a few which again add to the cost.

Most of the builders offer different styled fronts to the houses as well, which they call facades; this again has a cost attached.

I enquired about getting the house built but leaving some of the finishing and decoration for myself to complete to save money, but some of the builders will not do this, I know AV Jennings is one of them.

Remember that you also have to buy your land as well, around the Seaford meadows area you are looking at around 80- 100 thousand Aus dollars for a decent size plot, the nearer you get to Adelaide CBD the dearer it gets.

So make sure you read the Specification for exactly what’s included in the price.

Thanks for the links yesterday. Had a good look last night at some of them. I can see why you like the Henley homes – geez they look like mansions some of them!

PP, the devine homes looks pretty good too, especially as you say they include all the extras.

Can't wait to start window shopping!
