I am planning on building a home in Melbourne. Any suggestion on builders? experiences...good and bad...

Hi There,

We are currently having a home built in the western suburbs with Carlisle homes :thumbsup: came highly recommended!! and the only words really to describe them are professional and excellent and let me tell you we looked at lots of builders and homes before choosing carlisle thats our advise anyone else?

Nice one, I'm having another look having decided that the dual occupancy route is the way ahead in my circumstance. I've had a good look around the net, and it seems that Sydney and Brisbane have far more builders geared up for this than we do.

The Mastertons website in Sydney is a revelation for dual occupancies, alas they wont come to Melbourne.

Does anyone know of a builder in Melbourne, that specializes in Dual Occupancy building (duplex they call it up north)

Got solicitors appointments this week, due to adverse possession issues with a easement on my title (old disused laneway) and architects on Friday.... so finally things are happening.

I would really like to see a off the shelf plan first though, so I can see what the bottom end would cost.... out of Victoria I mean.

Yes I posted rather quickly on my way out of the door before. I saw their 5 designs, they did give me a price guide, which was rather comforting.

Thats about it for the main builders in this state though... err isn't it ?

You could always do your own design and get a smaller builder to build it, like we are. Our house will be dual occupancy, as it will have a self contained Grandad Flat.

Thanks guys, I may take you up on that, as the Architect was going to point me at a quantity surveryor :blink:.

Got to do something the stumps are failing so badly on this place that my kitchen floor has cracks in every single tile. Plus 20 pct of the larden plaster has collapsed in my daughters bedroom.... Thats without the plumbing/electrical, single ensuite size bathroom and other space issues. Crunch time has well and truly crunched on this place. Like I've said before, it would take well over 100,000 grand to fix it up, I'm too old for that kind of loan... I want to retire in about 7 years.

With a nice dual, I will/should either end up almost debt free, or with a nice steady income stream.

Do you reckon 500,000 for two 23 square houses is enough, including most of the fees ? One will be high spec (hopefully with a roof deck) mine ;) and one for rental/sale, at the above mentioned figure... should be able get more, so there is flexibility.

Without a sketch design it is really hard to answer that question - but a build can be amended to suit the budget - its the fixtures and fittings that really add up.
