When thinking about where to live in Perth I have jotted down my must haves. I would appreciate everyones recommendations. I'm visiting Perth in a couple of weeks and want to visit areas that fit my criteria. My preferences are:

1. Has to be Quiet and not overly populated.
2. Professional area ideal for people with no kids.
3. Either close to the beach, or semi-rural towards the hills.
4. Semi-rural and choice of property with plenty of privacy.
5. Good transport links into CBD.
6. Established area but with modern living (not old dated properties).

I really hope you can offer some advice that I can use on my reccie. Thanks.

I think you would find somewhere that is a combination of some of your requirements, but not all, eg:
1, 2, 3 (hills), 4 in the Hills, but 5 not so easy (Mundaring, Kalamunda, Stoneville, Darlington, Chittering)
or 1, 3 (beach), 5 (City Beach, Swanbourne + nearby parts of Claremont, Mt Claremont, Trigg, North Beach, Watermans Bay, Marmion)
or 1, 2, 5 (other western suburbs, eg Dalkeith, Peppermint Grove, Nedlands, Wembley, Floreat)

I don't know the hills too well, well, though (travel, heat and bushfires put me off).

Does 1 and 2 rule each other out???? Non family areas tend to be busy social centres, warehouse conversions, pied a terre's etc.

You will need to provide a rough housing budget (rental spend, or purchase price) if you are hoping to receive advice on specific suburbs.

My advice would be to win the national lottery, because that's the only way you'll afford to tick all those boxes.

BTW, how can an area be professional and semi-rural? What do you mean by "ideal for people with no kids"?

This is a good post with lots of possibles, go to www.realestate.com.au and have a look at the houses/areas. You can research them in the next couple of weeks and then visit the ones that appeal to you. Contact a couple of real estate agents, we found them very helpful if you are honest with what you want.

Actually it pretty much describes where i live. I live in an area south of Mandurah called Dawesville, but in particular known as Southport. The area is next to Pyramids beach, which is one of the best kept secrets in WA - has a great surf club, safe for swimming, but produces competition level surf in one part. But very quiet. The area is VERY quiet and is made up of a mix of proffessionals and VERY high end second homes (i cant imagine the salary people must earn to have them). The area is srrounded by the Cut Golf club, so the houses are basically on a golf course. It has a rural feel about the area with lots of kangeroos and things. However it isnt cheap. There are some new appartments that have been built there called Oceanique. The smallest start as 3/4 million. Google it and have a look.

We are about 10 mins south of Mandurah, we as a town we love, and then 50 mins by train from Perth.

Not to rain on your parade but QUIET and beach / people with no kids , is not a good fit . Professional areas - by that you mean white collar areas , hmmm .... Peppermint Grove , a lot of blue collar workers earn more than the professionals so there is no white collar area per se .
Semi-rural is easier to find -Swan Valley , but the unknown will always be the growth of suburbia around Perth -so quiet and underpopulated can be very temporary.
These would tick a few boxes also

Chittering is nice, we moved out that way a couple of years ago and built. Its an hour from Perth CBD, quiet, few children and mostly proffessional people/semi retired. Cost well if you build yourselves can be done for under 500k but you can buy for around the 600k upwards depending on house wether it brick built of metal frame.

One thing to remeber having this lifestyle, you have to travel to work, a shopping trip turns out to be a major planned issue, take away does not exist unless you are talking fish and chips from Muchea service station. There is no mail service and no rubblish collection. Rain water only and no mains sewage.
Guess what I love it!
Nice area would not move back to the burbs even if you paid me to.
