Default Help for Poms already here

I wonder if someone could help, we have been in Brisbane for 3 months, we are currently renting, we cant buy as we are on a 457 visa. I cant get a permanent visa because my job isnt needed. What else can we do, we have a car on finance but want to buy either a property for ourself or to rent out. Has anybody been in the same situation as we really need some advice. We have no savings now as we spent that to get started and are only just getting established.

You can buy, but you need approval from the Foreign Investors Review Board ( www.firb.gov.au ) first.

Being on a 457 visa doesn't stop you from buying - you just need to get FIRB approval which is a formality in most cases.

The only thing stopping you from buying appears to be lack of money - you need a hefty deposit if you're buying on a temp visa so start saving.

You can buy on a 457, we did it. You can't buy as an investment it has to be your principal place of residence. Most lenders will require at least a 20% deposit so if you have no cash then you are stuffed. In terms of your long term stay here then I am not sure what options you have if your job is not required, big gamble to have taken. Will your employer not sponsor you for a PR visa?

As the other posters have said, you can buy on a 457 visa with FIRB approval. However, this has to be your main residence and you cannot rent it out.

If you have been sponsored on a 457 visa, why can't you get your employer to sponsor you to PR?

We came out on a 457 and I needed to complete two years in the role to satisfy one of the critera for PR sponsorship. My job was not on the MODL list, but was on the list for ENS.

I would suggest that you take advice from someone in the know on this.

With regards to buying propery, you just need FIRB approval and you should clearly state this in any offer you make on a house.

PM me if you need anymore information.

he is a mechanic which we know is, but they basically have screwed him over and wont sponsor him for permanent residency. We basically want to get settled as soon as we can by being a permanent resideny. So basically we cant do it on mine even though I have a permenent full time job. Advice people dont work for Booth

If he is a mechanic he may well be able to find someone else that will sponsor, much easier as he is here in Australia already. Suggests he starts visiting every garage/car dealers in your area handing out CVs. My friends had terrible trouble here in Perth with the equivalent of the AA, they were bastards and he eventually got a job somewhere else and they were willing to sponsor him for 457 and then they applied for their skilled 136 visa. Don't give up, his job is in demand which is good so get walking those streets. Good luck.

Is there any chance he could look for another sponsor who will sponsor for PR? There will be some out there, just need to find them, which is the hard part!

Maybe look into putting in an application for a 136 visa, although you'd be best getting advice from an agent on the ins/outs of doing that.

At this stage its your only option if he doesn't stay where he is or apply for a 136. Try everywhere. Get the yellow pages out and anywhere that is commutable for him ring them or go in.
