Default having a house built for you

hi guys

We are wondering if anybody could let us know the time span in which you can have a house built for you. I have been told it can take as little a 4 months but it could take up to a year from start to finish.

We are hoping to go over mid year and find land and have a house built, we hope to move over March next year and move straight in
to our new house..

if anyone knows or has already been through this i would be keen to hear your replys.

Hi Lynn,

My brother had his own house built and they purchased the land in November 2002 and moved in December 2003. There were a couple of hold ups due to a neighbour objecting to some of their plans, and in January the building industry seems to grind to a halt here.

They have got a wonderful home though, the only spanner that might be thrown into the works is supervising the building work from so far away. They seemed to be quite heavily involved with the building process, even though it was a company that specialises in this sort of work.

Hi Lynn

We are on the process of having a home built at the moment. We have been told to expect it to take 8 months but should allow upto 12 months.

With land and costruction prices increasing it is not a bad idea at all to get it all under way before you get here. A brave move if you have not got anyone over here to watch whats going on and organise all the finishing touches for you. Mid you I think there are some house and land packages around that may be a good option for you. Good luck with the venture and if your moving to Perth it would be great if you would share your experieince.

Well we bought land last April and are hoping the house will be ready July/August.

14 months seems about average for Perth with the various shortages and hold-ups.

Remember if the builders can start straight away they are not very good builders.

Where are you heading to? The planning laws are quite different state to state,

hi, we are moving to Brisbane. ideally we would like to go over in AUg to start the build and move over in Feb/Mar 06.

I have had a mail sent from a company who say that they can build within 6 months. But from reading here it's seems to take a little longer! !

The Builder we mainly tile for has an average build time now of 10/12 weeks from cutting the pad to practical completion. Add on to that a month for council planning approval and soil tests etc.
We were hoping to build with them but cannot get a suitable slab house on the slope of the block. Pity as we'd get a nice discount for being trade contractors for them.
The company we're looking at now can build us a highset house on 2.4 stumps in less than 16 weeks. They work out about 30k more than the first choice but the house will be more suited to the block with wrap around verandas and the whole of the underneath used as a garage and games room. They are very busy and cannot start until June/July which suits us as we'll have the required accounted books by then to qualify for the home loan.

A little of the point but related - do people think it is more cost-effective to get your home built for you rather than buy an existing property? We are due to move to Melbourne in the summer and are planning the whole renting for 6 months whilst finding a house to buy scenerio, but I have to say the idea of buying land and building a home has never crossed our minds. We are moving to the Mornington Peninsular - would it even be possible there?

Any advice greatly appreciated.

we are getting our house built at the moment...Qld, plot got cut on 4th Feb......slab got laid yesterday,,,,frame is getting delivered in Friday....so everything is going quickly for us at the moment....and remember and ask... are the times quoted, including bad weather days!!!! this can slow up the build quite dramatically(our builder and crew stood for 2 hours yesterday waiting on the rain to go off so they could pour the concrete, thankfully the rain went off, before it was cancelled). we have a build time of 160days MAX so just over the 5 months
