Default Getting a mortgate in Western Australia

Hi, still in Scotland waiting on visa, just trying to get as much information about Oz before we get there. We will obviously be renting a house at first. How long do you have to be in Oz on a permanent visa before you are entitled to any first time buyer grant when buying a property.

In WA, there's no limit. We got ours as soon as we applied. Took a couple of days and it was direct into the bank account. Other states may be different.

Thanks that's good to know.

Can't wait to get there now but our visa application has just gone in. Don't know the timescales at the moment because of the backlog but hopefully it won't be that long

cheers

Hi if you have permanent residency you can buy a house straight away.
Restrictions are only on temprory visa residents who may only buy new build property but you can by any property and you will receive $7000 which is arranged by your settlement agent on your behalf after completion. Its is all much easier than any process here in the UK.
Good luck Pat

This is not true. Temp visa holders can buy second hand property but have to gain approval from FIRB.

It's $7k. Also if the property is under $500k you get stamp duty relief. Actually I think you don't pay any.

But what kind of mortgage did you get? and with who? Did you put down a large deposit? I have been searching the net, and found a few companies that do low doc loans, but something about signing a document declaring your income??? And one of them said something about the tax dep. compare your declared figures on the document you sign and your tax return??
http://www.lowdocloans.com.au/how_it_works.cfm But how does ths work if you've only entered the country and haven't worked yet? what do you do here, or does this not cause a problem if you've just entered oz?

I was referring to the first time owners grant, not a mortgage as we don't have one.
