Default Getting bond back in WA

Hi,
Given the large number of expats that rent for a short period and then buy, I would imagine that this will effect quite a few people. Real estate agents will penalise and send threatening letters if you are a day or so late with the rent but move with time akin to geological time when it comes to returning monies like the bond. We rented with Ray White who are prevaricating about returning rent and the bond. They keep telling us they are very busy...If you find yourself in this position contact the Bond Administrator, three weeks is sufficient to lodge an official complaint with the department of Consumer and Employment protection against a real estate agent who does this, the threat of this is hopefully sufficient to induce some action on their behalf...

We also rented from the same co!! we didn't have any problems getting our bond back at all, but then we only had a 3 month rental to start with so our agreement was up at the same time we moved out!

I deal with Property Managers and Sales Reps every day and it really depends on the person. Some will be hassling me to get a job done and invoice in the same day so they can get the bond back asap, others dont give two hoots.

My plan, and have to say worked, was to go and see realty rental company before your rental is up, say you are looking to buy a rental property yourself and am considering them to manage it for you because they have done such a good job with where you are staying, ask costs etc, sound interested, lets face it they wouldn't want to give you a bad deal at the end of the rental term if your considering using them.

In NSW the tenant can apply for the return of the bond - I created a thread on this a while ago:

Return Rental Bond

It would be useful if you could do this in WA too.
