Furnished rentals/ Brisbane
Hi, I am moving to Brisbane next year with my wife and 2 children.
Is it hard to find furnished rentals either for -
1. Up to 2 months until our stuff arrives
2. Up to 12 months until we purchase in our new area
Some areas we are considering that seem to have good schools and are near to hospitals for my wife's work are :- Gumdale,McDowall and Aspley.
A house or a townhouse would be best for us as apartments don't really suit our 5 & 7 year olds.

Short term furnished are reasonably easy to locate, but often expensive, although there are some exceptions in some areas. Holiday type destination areas will rarely be cheap.
Long term furnished is not normally an option, although again a few exceptions are around.
Gumdale is not far from me, and Cleveland may be a good location for long term furnished for that one.
Cleveland Terrace Resort is about $360 pw furnished long term, (short term is $710 pw) and I would say it could be ideal for your family type. The complex is mainly town houses, and has a pool, which my own daughter used when she was 6 yrs old.

They are pricey compared to your recommendation but we have a cooporate rental for 6 weeks upto $200 per night.... So making the most of it...
So only suitable for shorter term let not the year option though i am sure unfurnished and shipping then becomes a better option .

Unfurnished with own furniture is normally the best option, as you say.

Hi. we moved to Brissie 6 weeks ago and so far so good. We were in company acomodation for the first few weeks and then started looking out for furnishd places, but unfortunately everything was charged per night (minimum for decent 1 b/r close to city was $100 p/night).
So then we decided to take long term unfurnished and rent out basic furniture. You can check out radio rentals (a bit pricey), but there are others too.
This option worked out cheaper than renting a furnished place.

Thanks all for the advice, thinking probably short term furnished rental looks like the cheapest option and then wait for our stuff to arrive and then go to unfurnished rental. What do we need to have to prove 'we are worthy tenants'?......

6 months rental in advance is one good way
References from previous landlords, or bank and mortgage statements to show previous good credit standing.

What is the usual term for a lease in Brisbane ? I feel so green at this as we have not rented for over 20 years !!!!!!!!!

Unfurnished Leases;
Landlord pays All maintenance and repairs, all rates and water access, sometimes also water usage.
Tenant pays rent + electric + gas.

This is our very recent experience ... We came without employment and each of the rental agents we spoke to wanted to see proof that we had sufficient funds to cover a 6 month rental period and afford to live comfortably as well. Each one also offered a 6 month rental period and a few offered 12 months. We were advised to offer 2/3 months paid up-front to secure a rental in order to allow us a fighting chance against those with jobs. Finally, each agent asked for 2 referees who could account for character/ability to pay-up etc. Hope this helps

When you say ALL maintenance - yes for the house that is the case, but the garden is usually the responsibility of the tenant. Some leases include garden maintenance but most don't

I recommend seqrents.com.au, I've rented a place from there for a few months for work and was very happy, although the advertisers are entirely independent of the site so I'm not sure how consistent the quality/value will be.
Another option is Gumtree but this is definitely home to more than a few gangsters so the caveat emptor principle applies.
