First time buyers loan?

Default First time buyers GRANT?

In the last few days we have had a look at a house, really liked it, put an offer in, been accepted, paid the deposit and are meeting a mortgage advisor tomorrow. Things have moved pretty fast (a first since we have been here!) and we were wondering does anyone know anything about the 'First time buyers grant'?? We assume we are entitled to it, but unsure of how much it is, how to apply, when we get it etc.
Our mortgage advisor will probably be able to shed some light tomorrow, but we would be grateful for any info (just so we can look like we have done our homework!!)

we just filled in an application form with our mortgage broker, who passe dit on with all the othe mortgage application stuff to the lender.

The lender actually physically applies for it on your behalf.

As long as you are buying for the first time in Australia, and are over 18, plan to live in the house for at least 1 year, you will almost certainly get it.

Its $7000 by the way

One thing you have to remember is to get the loan you must be a permanant resident at the time of signing the contract.

We bought our house whilst we were still temporary residents (so couldn't claim the loan) and now we can't get the loan because we have owned property in Australia because one of the criteria is that you must never have owned property in Australia.

One thing it's NOT a loan it's a straight grant that you don't have to repay (unless you breach the conditions, which is mainly not living in the property).

I think I read a couple of weeks ago that in VIC they had increased it to $12,000.

It sure is $12,000 in Vic but our stamp duty is much higher to.

You can actually send the forms them off yourself, which we did.. but they sent them back..long story ( they want a copy of our ID)... still to send them off again .... pure laziness, haven't got around to sending them off again( I can claim for the 10.. long story again.. but basically we signed before it dropped to 7)

anyway the above site will explain it all for you, and the downloadable forms

Does that exclude us?we went over in April to validate and purchased a piece of land to build on in Sept when we return,are we now classed as permanant residents even though we havent made the move?
Also we wont be getting a loan,so will we still be entitled to the grant and if so when do we have to apply for it?
So many ?and things to do !

I didn't have loan.. it dosen't exclude people who don't have loans.. and you apply for the grant from the laying of the slab , if you are PR's when you are building/signed contracts with the builders - the first time grant is for the house/building.

so no I don't think you won't be excluded.. if that's the case, and if you are PR (hold a PR visa) when you will be signing those house building contracts

Have validated,should be signing in July for building work,will be out for good in Sept
